Overview of project for context and purpose:
Construct newsinglefamilyhome with attached garage,as well as a 30'x40'detached garage. The
lake side of the home will be located approximately 115'awayfrom the ordinary high water mark of
the lake. The detached garage will be located approximately 275'away from the lake.
Construction Schedule:
This project will begin May 15th,2024 or as soon as practical depending on timing of all required
permits beingissued and weather.Site disturbingactivities will be handted in the following phases:
Phase 1:
Clear trees and shrubs as needed to make room for the new driveways,dwelting,and garage
structures. Scrape topsoiL Some topsoilwill6e used to create a smallwater retention berm at the
lowpoint on the disturbedare ofthe property,and siltfence wilt be installed on the top of the berm.
The silt fence will wrap around both east and west property lines and up the hill to capture atl
sediment and water runoff from the disturbed area of the site. At the lowest point of the disturbed
area,an outlet in the berm will be created allowing pooled water to escape the berm area, and
slowty drain from the site toward the lake. At the downhilt side of the outlet,and staked haybale
horseshoe area will serve to filter sediment from water as it leaves the disturbed area of the site.
The natural undisturbed area between the silt fence and the lake will slow water runoff as it
naturally drai ns toward the take.
Silt fence will also be installed on the downhill side of the detached garage,to slow water runoff
from this area.
Phase i of this project is expected to take approximately 1 to 2 days.
Phase 2:
Excavate for the new home foundation and detached garage foundation.This process is expected
to take approximatety 2 days,weather permitting.
Afterthe concrete foundation is i nstalled,we will begin backfillingthe foundation and rough grading
the site. Topsoil will be re-spread in areas that will not be disturbed by ongoing construction
activities, primarily consisting of areas more than 25 to 30 feet away from the newty instatled
concrete foundation.The areas of the property where topsoil will be re-distributed duringthis
phase will then be stabilized with the appropriate seed/erosion matt required per the slope matrix
attached. The timeline for phase 2 is expected to take approximately 7 to 14 days,weather and
labor availability permitting.
The site witl remain in this condition for many months while construction activities continue.
Phase 3:
After all exterior siding is complete, rain gutters and downspouts will be installed to capture water
runoff from the roof,and directed to the disbursement areas that were created during phase 1.
Exterior concrete flatwork will be installed. After all exterior construction work is complete,final
landscaping will begin,and will be implemented usingthe same practices as noted in phase 2,or
as appropriate for the specific location on the property. This is the final phase of the project and
will most likely be completed late fall of 2024.
Other general notes:
In the case of a breach of the erosion control systems placed in the above narrative that cause
significant sediment deposits on adjacent properties,the soil/sediment witl be cleaned up via any
practical means necessary,according to the size and scope of the damage,including rakes,
shovels,skid steer,or other equipment as needed. Damaged vegetation would be re-ptanted in a
similar mannertothe originalvegetation.
