On October 19, 2022 a fire completely destroyed our home. We are planning on rebuilding.We hope to start in May or June of 2024 after the road bans are lifted.We expect comptetion by spring or early summer of 2025. Most of the destroyed house was within the 75 ft shoreline setback from the ordinary high- water mark. Our rebuild plans are further away from the lake and most of the new house witl be outside of the 75 ft setback.We will, however, be using some of the otd footprint that is within the 75 ft setback.The new house(eve to eve) including the deck will also have an additional 198 sq ft o�the southeast side corner of Latera(expansion within the 75 ft shoreline setback area. Because we are using up to 200 sq ft. of Lateral Expansion of Nonconforming principal structure with the shoreline set-back we need 2 mitigation points. We will be installing a rain garden that Treats 251 500 Sq.ft. of roof drainage to obtain the 2 mitigation points. Our current plan is to locate that rain garden on the east side of the new garage. It would drain the water from a total of 325 sq. ft.The rain garden will be 120 sq. tt with a 3" 5"depth in silty soiL It will be more than 7 Q feet from the foundation of the garage and within 30feet of the downspout.The sizingfactor number is .35. Because this in new construction we are unable to complete the Mitigation within 6 months of the Land Use Permit. Construction drawing and landscaping plans are not completed at this time.The best tocation of the rain garden may change depending on many factors.Within 30 days of the completion of the rain garden we will document,wfth Sayer County Zoning and Conservation, the exact size, depth, tocation, sq. ft of area drained (greater than 251 sq.ft.) and the number and type of plants in the rain garden.
