RESOLUTION TO AMEND SAWYER COUNTY OFFICIAL ZONING MAP
WHEREAS, Wisconsin law permits Sawyer County (the "County") to adopt certain
zoning ordinances and amend its existing zoning ordinances, including amendments to
the County's official zaning map;

rezoning of the Property's zoning designation from Residential/Recreational Cjn� tt�

WHEREAS, the Sawyer County Zoning Committee (the "Zoning Committee"), at
its meeting on Auqust 25, 2023, reviewed the proposed Zoning Designation Amendment
for the Property;
WHEREAS, the Zoning Committee voted to recommen �rov enial of the
proposed Zoning Designation Amendment to the Sawyer County Board of Supervisors
("County Board"); and
W REAS, the County Baard determined, at its meeting on September 21 , 2023,
tha doptin enying the proposed Zoning Designation Amendment for the Property is
war n e to protect the health, welfare and safety of its citizens.
NOW, THEREF'ORE BE IT RESOLVED, by the Sawyer County Board of
Supervisors approves/denies the following:
1 . Amendment to Official Zoninq Map. The Property's zoning designation shall be
amended to Commerci�l One( C-1 ).
2. Additional Actions. The Sawyer County Department of Zoning and Conservation
Administrator (or his/her designee) shall take all necessary steps to ensure that
the amendment adopted herein is completed.

of Supervisors at its meeting on Seqtember 21 2023 by this Sawyer County Zoning
Committee on this October August 25 2023.

On August 25, 2023, the Sawyer County Zoning Committee approved your
application for a change of zone district on the following described real estate to

The Sawyer County Board of Supervisors must ratify the approval of the
change in zone district before it becomes final. This will be scheduled for the
County Board meeting on September 21, 2023 at 6:30 P.M., in the Circuit
Courtroom of the Sawyer County Courthouse.

Request: Rezone entire 2.21 acres from Residential/Recreational-One (RR-1) to Commercial
(C-1). As per applicant's statement this would be for building an approximate 40' x 120'
commercial storage building to store personal belongings and boats for others as well as for the
applicant as an approved commercial use. In the future, other commercial buildings may be
added.
Summary of Request & Project History:
The applicant(s) are requesting to rezone 2.21 acres of RR-1 to C-1 (see attached map of
parcel). The proposed rezone would result in conforming lot dimensional requirements. The
purpose of this request would then be to have a permitted use within the commercial-one zone
district for storage building(s).
Additional Information/details:
See attached additional maps included in this packet. This property is currently surrounded
by G 1 zoned property in all directions. The 5 acre property immediately to the East was approved
a rezone to C-1 back in 2020. There is a larger block of commercial land in this area along the
Hwy B and Hwy K corridor. Also the LCO Casino is just south of this property along Hwy B. The
future land use map for the Town of Hayward shows this area as Ruraltrans or Rural Transitional
(RT). RT, as defined by the Town of Hayward comprehensive plan, is to identify certain lands in
proximity to developed areas, to be preserved mainly forestry, and open spaces uses until such
time as more intensive development may be appropriate. Areas within the RT classification shall
be transitioned and new development shall be limited in accordance with all Town Policies
including the Highway Corridor District. Appropriate Sawyer County base zoning districts within
the RT future land use areas include G 1 and the Town does not require an amendment to the future
land use map if the Town determines that the new classification is appropriate for mare intensive
development. The Town of Hayward has approved the rezone request.

The Sawyer County Zoning Committee will hold its Public Hearing on August 18,2023
This Hearing will begin at 8:30 A.M.in the Sawyer County Courthouse,30630 Main
Street,Hayward,Wisconsin.
It is recommended that either you or a representative be present at the Town meetings
and Zoning Committee Public Hearing. Enclosed is virtual attendance information.A
lack of information about the application may result in an unnecessary delay of a
decision. Failure to appear may also result in the denial or tabling of the application
and may result in additional fees.
If it is impossible for you or a representative to be present,please submit a written
statement directed to Jesse Boettcher,Chairman of the Zoning Committee addressed to
this office.The statement should include your proposed intentions or purpose of the
request and a description of the general terrain and surrounding development.Indicate
how the proposal would not be contrary to the public interest. Photographs of the
property and surrounding area are encouraged.
PLEASE NOTE:If approval is granted,a permit may be required. Land Use Applications
