Wrchaser promises to pay when due all taxes and asseuments levied on the Propeny or upon Vendor's incerest in it and to deliver to Vendor

the Property shall be auc[ioned at judicial sale and Purchaser shall be liable(or any deficiency;or(iii)Vendor may sue a[law for ihe entire unpaid
purchase price or any portion thereo[;or(iv)Vendor may declare this Contract at an end and remove[his Contrac[as a cloud on tide in a quiet-
cide action if ihe equitable interesc o(Purchaser is insignificant;and(v)Vendor may have Porchaser ejecced from possession of the Properry and
have a receiver appointed to mllect any ren[s, issues or profi[s during the pendency oE any ac[ion under(i),(ii) or(iv)above. Notwithstanding
any oral or written statemen[s or actions o[Vendor,an election of any of the foregoing cemedies shall only be binding upon Vendor if and when
pursued in li�igacion and all costs and expenses induding reuonable attorneys fees of Vendor incurred eo enforee any remedy hereunder(whether
abated or not)to the exten[no[ prohibited by law and expenses o[tide evidence shall be added to principal and paid by Purchaser,as incurred,
and shall be included in any judgmen[.
Upon the commencement or during[he pendency o[any action of foreclosure o[[his Con[ract,Purchaser consents[o the appoin[ment to
a receiver of the Propeny,including homescead interest,to collect the rents,issues,and pmfits o(the Propeny dunng the pendency o(such action
and such rents,issues,and profi[s when so colleceed shall be held and applied as[he coun shall direc[.
Purchaser shall not transfer,sell or convey any legal or equitable in[erest in the Pcopeny(by assignment of any of Purchaser's righ[s under
this Contract or by option,long-term lease or in any other way)without the prior written consent of Vendor unless either[he outs[anding balance
payable under this Convact is firs[paid in full or the interest conveyed is a pledge or assignment of Purchaser's interes[under this Contract solely
as securiry for an indebcedness of Purchaser. In the even[of any such transEer, sale or conveyance without Vendor's written consent, the entire
outs[anding balance payable under this Contract shall become immedia[ely due and payable in[ull,at Vendor's option wi[houc notice.
Vendor shall make all paymen[s when due under any mortgage oucseanding agains[the Propetty on the da[e of this Contraa(excep[[or any
mongage granted by Purchaser)or under any noce secured thereby,provided Purchaser makes timely payment o[ihe amoune chen due under ihis
Contrac[. Purchaser may make such payments directly m the Mortgagee if Vendor fails to do w and all paymen�s w made by Purehaser shall be
considered payments made on this Contrace. �
Vendor may waive any default withou[waiving other subsequent or prior default o(Porchase.
All[erms of this Contract shall be binding upon and inure to[he beneEies o(the heirs,legal representa[ives,successors and assigns o[Vendor
