RE: Parcel :4.7, S 11, T 39N, R 06W, Town of Ojibwa: Application for Land Use Permit
and Regional Flood Elevation (RFE)
Dear Mr. Montag:
I have received the RFE information from Richard A. Stowe, Registered Land Surveyor.
According to the site drawing the building site adjacent grade elevations range from
1301.0' NGVD to 1302.4' NGVD. While the site drawing does not indicate the actual
RFE for your parcel, I am going to accept 1282'NGVD as the 100-year flood elevation.
1282'NGVD is the RFE approximately 0.25 miles upstream from your building site as
indicated on Flood Insurance Rate Map 550591 0210 B dated September 14, 1990.
The first floor living area of your new dwelling must be constructed above the RFE of
1282'NGVD. This does not appear to be a problem as the lowest building site elevation
indicated on the site drawing is 1301.0'NGVD. I also understand that the lower level of
your home will be a garage. The garage floor must also be above the RFE of 1282'
NGVD. If the garage were detached from the dwelling, a lesser degree of protection
would be acceptable (i.e., the garage could be constructed on a site that would not be
inundated to a depth greater than 2 feet or subjected to flood velocities greater than 2 feet
per second during the regional flood.)
Driveway access to the dwelling must be above the RFE to provide access to the property
during flood conditions.

Dear Mr. Montag:
We have received the preliminary survey of yotu- property indicating the flood
elevations. I believe you have �iscussecl this matter with I3i11 Christman, the 7onitlg
flciminisU�ator, ancl a new survey will be c��ming in regarcl to the tloocl elevations.
O�l the preliminary survey there are two sites il�clieatecl f�or dwellings. One is for the
garage witli an upstairs apartment, which you have applied for. There is also a site
indicated for the future house.
The problem is that the dwelling sites cannot be approved the way they are indicated on
the preliminary survey. Each dwelling must he on it's own 150' x 200' area. For your
properry that would mean one liouse could be closer to the river, the other must be
located in an area further baek. Each must meet the setback requirements.
The easiest way to explain this is tllat we must consider each house is on it's own lot
by having an im�ginary lot line between the two dwellings.
Please refer to the enclosed copy. The lot is approximately 189' wide. The house
closest to the river must be on an area no less than 189' x 200'. The other dwelling
must be located at least 40' from the rear lot line of the first area.
I just want you to be sure that the placement of the fii-st clwelling (gara�e wit11 upstairs
apartment) will not stop you from placing the second (maiil) dwelli�lg where you want.
I realize this is difficult to explain through a letter. If you have questions please
