Boutwell E3375 Colrue Road Ogdensbui•g, Wisconsin 54968 Re: Parcel :7.1, S 28, T 37N, R 08W, Town of Meteor: Violation of the Sawyer County Zoning Ordinance - Construction of a Building Without the Issue of a Land Use Permit - $396.50 Dear Mr. Boutwell: Today I visited your property regarding a complaint that you had constructed a building on the property without the issue of a Land Use Permit. See the attached inspection report. The Sawyer County Zoning Ordinance requires that a Land Use Permit be issued by this office for the construction of structures larger than 100 square feet. I have researched the permit files and I could not locate any documentation for the construction of this building. Without the proper documentation there is a violation of the Sawyer County Zoning Ordinance: Construction of the building without a Land Use Permit - $396.50. Please contact me by Wednesday, December 8, 1999 if you have copies of any documents from this office authorizing the construction of the building. If I have not heard from you by that date, I shall assume that the violation is valid and I will then issue the citation. It appears that the building has been used for habitation purposes as it contains a bed, chairs and is connected to a propane tank. This building does not meet the minimum dimensional requirements for a dwelling. The minimum size requirement for a one bedroom dwelling in the Residential/Recreational Two (RR-2) zone district is 500 square feet of floor area �vith a minimum width of 20 feet. The existing building falls far short of these minimum requirements. Additionally, if your intention is to use this building for storage purposes, such a use is prohibited by the Sawyer County Zoning Ordinance. The Ordinance prohibits the construction of accessory structures on vacant property. If you intend to build a dwelling on your property you must: • Have a certified soil test performed on the property for a septic system, • have a sanitary permit issued for the installation of a septic system and • then have a Land Use Permit issued by this office for the construction of a code complying dwelling. The existing building could then remain on the property if you have a Land Use Permit issued for the construction of a new dwelling and the existing building is also indicated on the permit for the dwelling. If your intention is to not build a dwelling on the property,the existing building must then be removed. If you decide not to construct a dwelling,the existing building shall be removed by December 31, 1999.
