under (i), (ii) or (iv) uLove.Notwithatandiug any ortil or writLen stsstements or actions of Vendor,an election of uny
of the Yoregoing remedies shall only be binding upon Vendor if and when pursued in litigation aud all costs and expenses
including reason��ble attorneys fees of Vendor incurred to enforce.uny remedy hereimder (whether aLuted or not) to the
extent not proLi6ited by law and expenaes of title evidence shnll be added to princip¢l and paid by Purchuser, us in-

Upon the commencement or during the pendency of any action of foreclosure of this Contract,Yurchaser consents
to the appuintmmit of a receiver of the Property,including homestead interest,to collect the rents,issues,and profits of
Lhe Property during the pendency of such action,and auch rents,issues,and Profits when so collected shall be held and
applied as the wurt shall direct. �
Purchaser shall mt transfer,sell or convey any legal or eGnitxble interest in the Property (by assignment of any
of P�rchaser's riqhta under this Contract or by option,long-term lease or in any other way) without the prior written
consent of Vendor unless either the outstanding balance payable under this Contract ia first paid in full or the interest
conveyed ia u pledge or assignment of Purchaser's interest under this Contract solely as security for an indebtedness-of
Pnrchaser.In the event of any such transfer,sale or conveyanee without Vendor's written consent,the eutire outstanding
balance payable under this Contract shall become immediately due and payxble in full,at Vendor's optiun witliout notice.
Vendor shall make all pnyments when due under any mortgage outstanding ugainst the Property on the date of
this Contraet(exceptfor any mortgage granted by Purchaser) or under any note secured thercby, provided Purchaser
makes timely pnyment of the amounts then due under this Co ntract. Purchxser mxy make any such payments directly to
the Mortqagee if Vendor fails to do so and ull Payments so mnde by Purchaser shall be considered pnyments made on
this Contract.
Vendor muy waive any default without waiving any other subseqiient or prior default oF Purchaser.
A❑ terms of this Contract ehall 6e binding upon and inure to the benefits of the heira, le�al representativea,
successore and assiqns of Vendor and Purchxser. (If not an owner of the Property the apouse of Vendor for a valuable
consideration joine herein to release homestead righta 1n the aubject Property and agrees to join in the execution of the
deed to be made in fu1811ment hereof.)
