I, Larry T. Nelson, registered land surveyor in the state of Wisconsin, hereby certify:
That on the order of ELMER SOMMER, owner, I have surveyed and mapped the following described parcel of land
located in Government Lot 8 of Section 22, T. 39 N., R. 9 W., in the Town of Sand l.ake, Sawyer County,
W isconsin.
To locate the Point of 8eginning, commence at the E 1/4 corner of Section 22; Thence N 73° 26' 16" W, 1007.63
feet to the northeasterly right of way line of Turkey Trot Lane; Thence, along said right of way line,
N 29° 45' 32" W, 570.76 feet to the Point ot Beginning.
Thence from said Point of Beginning by metes and bounds.
Continue N 29° 45' 32" W, 100.00 feet; Thence, leaving said right of way line, N 56° 09' 52" E, 284.11 feet to a
meander corner which is 72 feet +/-, S 56° 09' 52" W from the water's edge of Whitefish Lake; Thence, along a
meander line near said water's edge, S 52° 02' 54" E, 129.81 feet to a meander corner which is 68 feet +/-,
S 60° 13' 32" W from said water's edge; Thence, leaving said meander line, S 60° 13' 32" W, 332.83 feet to the
northeasterly right of way line of Turkey Trot Lane and the Point of Beginning.
Parcel includes that land lying between the meander line and the water's edge of Whitefish Leke and the extension
ot the lot lines to said water's edge.

Purchasar covenants nol to commit wasle nor allow wasle to be committed on the Property,to keep the Property in good lenantable

Vendor agrees that in case tha purchase price with interest and other moneys shall be fully paid and all conditions shall be tully
perfortned at tha times and in tha manner above specified,Vendor wiU on demand,execute and deliver to tha Purchaser,a Warranty Deed, in
fee simple,of the Proparty,free and ciear of all liens and encumbrances, except any liens or ancumbrances created by the act or dehutt of

Purchaser agrees thal time is of the essence and(a)in the event of a detauR in the payment af any principal or interesl which wntinues
for a period of 60 days tollowing the spacified due date or(b)in the event of a default in perfortnance of any other obligalion ot Purchaser which
continues tor a period of 60 days following written nolice thereof by Vendor(delivered personally or mailed by certified mail),then the entire
outstanding balance under this conlrad shall become immediately due and payable in full,at Vendofs option and without nolice(which Purchaser
hereby waivas),and Vendor shall also have the following rights and remedies(subjed to any limitations provided by law)in addition to those
provided by law or in equity:(I)Vendor may,at his optian,lerminate this Contrad and Purchasefs rights,title and interest in the Property and
recover lha Property back through strid foredosure with any equity of redemption to be conditioned upon Purchasefs full payment of the entire
outstanding balanca,with interest thereon from the date of default at the rata in eHed on such date and othar amounts due hereunder(in which
evant all amounts previously paid by Purchaser shall be forfeitad as liquidated damages for failure to fulfill this Contrad and as rental for the
Proparty'rf purchaser fails to redeem);or(ii)Vendor may sue for specfic pertormance of this Contrect to compel immediate and tull payment of
the entlre balance,wdh interest thereon at the rate in a1feG on the dale of default and other amounls due hereunder, in which event the PropeAy
shall be audioned at judicial sale and Purchaser shall be liable for any deficiency;or(iii)Vendor may sue at law for the enlire unpaid purchase
price or any portion Nereof;or(iv)Vendor may declare this Contrecl at an end and remove lhis Contrad as a cloud on tiUe in a quiet-title action
if the equitable interest of Purchaser is insignificant;and(v)Vendor may have Purchaser ajeded from possession of the Property and have a
received appointed lo colled any rents,issuas or profts during the pendency of any action under(I), (ii)or(iv)above. Notwithstanding any oral
or written sWlements or actions of Vendor,an aledion of any of the foregoing remedles shall only ba binding upon Vendor if and when pursued
in litigation and all cosls and expensas of the foregoing remedies shall only be bindin9 upon Vendor if and whan pursued in litigation and all costs
and expanses induding reasonable attomeys fces of Vendor inarred to enforce any remedy hereunder(whether abated ar not)to lha extent not
prohibited by law and expenses of titie avidence shall be added to prindpal and paid by Purchaser,as incurted, and shall be included in any
judgment.
Purchasar shall not lransfer,sell or convey any legal or equllable interest in the Property(by assignment of any of Purchasers rights
under this Conlract or by option, long•term lease or in any olher way)without the prior writtan consant of Vendor unless either the oulslanding
balance payabie under this Contract is first paid in full or lhe intarest wnvayed is a pledge or assgnment of Purchasefs interest under this
Contrad solely as security tor an indebtedness of Purchaser. In lhe event of any such transfar, sale or conveyance withoul Vendofs written
consent,tM entire outstanding balanca paYaWe under this Contrad shall hecome immudiately due and peyabie in full,ai Vendor s option whhaut
notice.
Vendor shall make all payments when due undar any mortgaga outslanding againsl the Property on the date of lhis Contred(except
for any mortgage granted by Purchaser)or under any note secured thereby,provided Purchaser makes tirhely payment of the amounts then due
under this ContraC. Purchaser may make any such payments diredly to the Mortgagee H Vendor faiis to do so and all payments so made by
� Purchaser shell be considered paymants made on this Contred.
Vendor may waive any default without waiving any other subsequent or prior defauR of Purchaser.
