Lake: Property Inspection �
Dear Mr. and Mrs. Wiborg:
Enclosed is a copy of the inspection report based on my visit to your property today. As
you know the average lake setback for the cabin is 58.8' (58'10"). Flags were set at this
distance from the lake.
Some of the issues that we discussed were:
1. Average lake setback. The proposed screen porch addition will be more than
58.8' from the lake. Therefore, a variance for average lake setback will not be
2. Land Use Permits. A Land Use Permit is required for structures greater than
100 square feet.
3. Fifty Percent Rule. The "50%rule" applies in this situation as the cabin is a
nonconforming structure - it is closer than 75'to the lake. The "50%rule"
limits the cost of improvements to a nonconforming structure to less than 50%
of the structure's current estimated fair market value (CEFMV). The Sawyer
County Board ef A�p�als must approve a var�ance if the cost of these
improvements will exceed 50% of the CEFMV. The CEMFV for the cabin is
$9,200. Therefore, 50% of the cabin's CEMFV is $4,600.
4. Maintenance of nonconforming structures. Maintenance may be performed
on a nonconforming structure without the issue of a Land Use Permit.
Examples of maintenance activities are new siding, roof reshingling, painting,
and new doors and windows. Structural changes to the cabin (i.e., new roof,
, replacing exterior walls etc.) may require the approval of a variance.
5. Replacement of the lakeside foundation wall. I have discussed this situation
with the Deputy Zoning Administrator. You can replace the lakeside
foundation wall with out a variance. However, if after raising the cabin the
required six (6) inches it is determined that additional foundation work will be
required, a variance would be required prior to proceeding further. This office
shall be contacted after the cabin has been raised,but prior to replacing the
foundation wall. '

Attached is the completed Land Use A�plication and a check for $75.00 to cover
the cost of the Land Use permit.
William Christman, Code Enforcement Officer, visited the site on October 13,
1997. I have included a copy of his inspection report. The work to be completed
which requires the Land Use permit consists of the addition of a 10' x 12' screen
porch, on the east end of the cottage, on the same location of the existing
porch, for an estimated cost of $2000.
