HomeMy WebLinkAbout024-641-13-2401-RZN-2005-041Proposed Zoning change to Commercial C 1 Purpose to be able to construct smaller 2 unit duplex for use as small motel. Under current RR we can still build duplex but it would have to be a minimum of 500 sq feet per unit or 1000 sq feet total. What we instead want to build would be 600 sq feet total. Also the other building we want to construct would be 42 feet by 104 feet which would contain a dwelling plus a garage/workshop and a storage area. The dwelling portion would be 42 x 30, the garage 42 x 30, and the storage area 42 x 44. Once we sell all our condos at Sportsmen's Lodge across Pine Point Rd we will still be doing the maintenance and upkeep for the condo owners plus rental management. We wish to be able to winterize, service, and store their boats, snowmobiles, ect. In our work shop and storage area. To be able to do this we also need to have C 1 zoning. This is NOT a plan for business expansion but instead a plan to scale down to where we can just maintain our condos and property to be able to continue earning a few dollars to supplement our retirement as we do so over the next few years. We DO NOT intend on placing signage or operating any type of open repair shop or commercial storage. We instead only wish to be able to operate a small 2 unit nightly rental unit as well as store up to about 6 boats and provide service for them. Ultimately this will be our home during our semi retirement as we can for see no way to ever fully retire. There already is 5 parcels that are zoned C 1 all located from 350 feet to about '/a mile from this property so we were informed by the Sawyer Co Zoning Administrator that this was NOT considered spot zoning and that he had no problem with it. He actually encouraged us to re zone to C1 with the plans we have, which is what we have done. As far as we know, none of our full time neighbors on Pine Point Rd object to our plans and the only objections we have heard either came from people who DO NOT live here full time or all year and from those a considerable distance outside of the 300 foot area surrounding the property.
