Your Town Board decision is an integrai part of the decision making process for the Sawyer
County Zoning Committee. The Zoning Committee would like your cooperation in stating the
reasons or comments why you prove denied, or tabled the request.

The Tovn aDProves the change in the zone districr ac ir �,o„ld „or l,a ��_�„r��_�_rp
the public interest and would be in compliance with the spirit and intent of the Sawy
County Zoning Ordinance and the Town of Bass Lake's Comprehensive Plane (Section
8.10, Map 8.4). The Forestry area to be rezoned is suitable for rural residental
development and the Town's approval is only if the following covenants are placed
on each deed. 1) The lots cannot be further subdivided for future dwellings.
2) The placement of only one single family dwelling on each lot. 3) The lots will
remain approaimately the acreage as presented in the application. Lotf�r2.8 acres,
I.ot 2.08 acres, Lot �2.1 acres, Lot - 3.2 acres, Lot 3.2 acres, Lo -3.2 acres
lot y-3.0 acres, Lot �2.8 acres, La� acres. 4) All lots will have a 30'
"vegetative" natural buffer aiong both s3de yards and rear lot lines. The natural
buffer area vith no roads, driveways or structures to be built or p7arrd and n.,ly
maintenance tri�ing and cutting of brush and trees alloved. 5)Lot 8's driveway acce:
to be placed to the south side of lot away from small wetland. 6) Provide tovn with

On August 20,2004,the Sawyer County Zoning Committee approved with conditions
your application for change of zone district on the following described real estate to wit:
Appro�mately the north 1200' of Godt (ot 1, S6, T 40N, R 8W;being
part of pazcel:1.I.Document#319979.Appro�mately 22 acres out of the
total 32.45 acres.
The Sawyer County Zoning Committee approved the applicatioq with the following
conditions.
Lots 5-13 cannot be further subdivided for future dwellings.The placement of only
one single family dwelling on each lot;the lots will remain approximately the acreage as
presented in the application.(Lot 5=4.5 acres;lot 6=2.10 acres;lot 7=2.08 acres;lot 8
=2.80 acres; lot 9=3.00 acres; lot 10=3.20 acres; lot 11 =3.20 acres;lot 12=2.80
acres and lot 13=32 acres).
Ali lots will have a 30'vegetative natural buffer along both side yards and reaz lot
lines. The natural buffer area with no roads,driveways or structures to be built or placed
and only maintenance trimming and cutting of brush and trees allowed.Lot 8's driveway
access r.o be placed to the south side of lot away from small wetland;provide town with a
copy of all other covenants placed by the developer and lake access will not be provided
with the above lots. Also,driveway access to be shared where possible.
Findings of Fact of the Zoning Committee:It would not be damaging to the rights of
others or property values;It would not destroy prime agricultural lands;it would be
compatible with surrounding uses and the area and it would not create an objectionable
view.
The Sawyer County Board of Supervisors must ratify the approval of the change in zone
district before it becomes final. This will be scheduled for the Counry Boazd meeting on
September 16, 2004, 7:00 P.M., in the Circuit Courtroom of the Sawyer County
Courthouse.
This decision is a recommendation to the County Board of Supervisors. My person or
persons jointly aggrieved by the decision of the County Boazd may commence an action in
the Circuit Court for Writ of Certiorari to review the legality of the decision within 30
days after the date the decision is ratified by the County Board.
