When determining whether unnecessary hardship exists, the property as a whole is considered rather than just a portion of the parcel. You are applying for an "area variance.' An area variance relaxes a dimensional standard such as a setback, frontage, lot area, or height. For an area variance, unnecessary hardship exists when compliance would unreasonabl�prevent the owner from using the propert fY or a permitted purpose or would render conformity with such restrictions unnecessarily burdensome.
