Points of interest are: • The total land area= 13,200 square feet. This is sufficient for a single family dwelling (a minimum area of 10,000 square feet is required). However, a minimum of 15,000 square feet would be required for a two- family dwelling on this properly. • The minimum setback requirements would be no closer than: 0 63' to the centerline of both Stubbins Ave. and 1 St Street North, 0 30' to the centerline of the alley and 0 40' to the rear lot line, the lot line opposite to where the driveway enters the property (Stubbins Ave.). • After all setback requirements have been met a 30' x 82' =2,460 square feet buildable area remains.
