On September 20, 2005, the Sawyer County Board of Appeals approved with conditions your
application for variance on the following described real estate to wit:

Approximately 100'x225'/152.5' containing .34 acres. Property is zoned Residen-
tiaURecreational One. Application is for the construction of a 20'x36' (,$6'x42' with
eaves) second story addition above an existing dwelling at a setback distance of 66' to the
ordinary high water mark of the Chippewa Flowage. Variance is requested as Section
4.421, Sawyer County Zoning Ordinance, would require that the addition be located no
closer than 75' to the flowage. The Town Board has denied the application.
The Board of Appeals approved the application with the following conditions: l. Remove boat-
house. 2. Every attempt is to be made to put watershed to rear of property, back of berm. 3. No
less than 75% of exteriar walls remain in place. 4. Reduce 3 ft. eaves to 1 ft. 5. A 2-yr deadline.
Findings of Fact of the Board of Appeals: It would not be the basis of economic gain or loss. It
would not be a self-created hardship. Hardship is due to property limitation and not harmful to
the community.
Any person or persons jointly aggrieved by this decision of the Board of Appeals may commence
an action in the Circuit Court for Writ of Certiorari to review the legality of this decision within
30 days after the date of this notice. In future correspondence, or in applying for permits, please
refer to Variance OS-028.

Sawyer County Zoning Boazd:
We are hoping to add another Ievel to our existing cabin at 8550 River Road for several
reasons. The bome has less than 700 square feet of livable space,which is a very small
space for a family of 5. There are currently only 2 very small bedrooms with no closet
space and only 1 very small,SX6 ft.bathroom with only room for a stand up shower.
Without adding another level,there isn't space to put any kind of laundry facility or
storage. The kitchen is so small and cramped,it is hard to prepare meals and feed more
than 4 people in the azea we currently have. The proposed plan would allow us to open
up the floor plan and add space on the upper and lower levels,making it much more
livable.
The improvements would make the property much more amactive and resalable,if for
some reason we would have to sell.
We would like to winterize the faciliry and be able to spend time in the winters at the
Chippewa Flowage as well,and would eventually like to make this a full-time residence,
when we retire.We are hoping our children will be able to enjoy this home for many
years after us.
We are very close to the neighbors on both sides of us and they support the improvements
we aze hoping to make to our propeRy.

Dear Mr. Priester:
I have enclosed the following documents with this letter.
• Inspection Report for the above property,
• Application for Variance — Additional Information,
• Board of Appeals Conclusions of Law Form (This is the form that the Board members
will use to determine if your situation meets the requirements for the granting of the
variance that you have requested.) and a
• completed "Variance Application."
If you believe that you meet the criteria for the requested variance you should review the
inspection report and application for correctness. If correct, sign the application and
return it to this office with a check in the amount of $250.00 made out to the "Sawyer
County Zoning Administration" by Friday, August 5, 2005 for hearings in September
2005 .
The "Application for Variance - Additional Information" must also be filled out and
returned with the Variance Application. Both documents together make up the entire
application that will be reviewed by the Sawyer County Board of Appeals. Failure to
return both of the documents or failure to complete either document in its entirety will
cause the variance application to be rejected by this office.
The "Variance Application" will be reviewed at two public hearings. The first hearing
will be held by the Town of Hunter at 6:30 P.M., Wednesday, September 14, 2005. You
should contact Patricia Swaffield, Town of Hunter Clerk, at (715) 462-9429 to confirm
this date.
The Sawyer County Board of Appeals will hold the second hearing at 7:00 P.M.,
Tuesday, September 20, 2005. You must contact this office prior to that date for the
hearin� location., You or your agent should attend each hearing, especially the hearing
conducted by the Sawyer County Board of Appeals. Only the Board of Appeals can grant
the variance, the decision of the Town of Hunter is advisory only.
It is your responsibility to convince the Board of Appeals to grant the variance that has
been requested. Therefore, you should consider using any means at your disposal (i.e.,
photographs, drawings, a good verbal presentation, etc.) as you present the facts to the
Board.
