Application is for the construction of a 20'x26' (22'8"x28'8" with eaves) detached garage at a setback distance of 12'3" to a rear lot line. Variance is re- quested as Section 18.4(a), Sawyer County Zoning Ordinance, would require a minimum setback distance of 40' to this lot line. The Town Board has approved the application. The Sawyer County Board of Appeals approved the application with a 2 year time limit. Findings of Fact of the Board of Appeals: It would not be damaging to the rights of others or property values. There would be no change in the use in the zone district. It would be due to spe- cial conditions unique to the property because it is the only site on the lot.
