Request: Purpose of request is to rezone entire 40 acres from Forestry One (F-1) to Agricultural Two (A- 2) to allow the lesser dimensional requirements to place a modular dwelling on the property. Any Shoreland/Wetland District is not to be affected as part of this request. Summary of Request& Project History: The applicant is requesting to rezone the entire 40 acres of the above described property from F-1 to A-2. With a proposed rezone to A-2 the dimensional requirements change from a 20' width and length requirement to a 14' width requirement. This zone district dimensional requirement was initially intended to remain in the A-1 and A-2 zone districts as to allow lesser width on modular and"double- wide trailers" for Agricultural farm-hand help. These dimensional requirements have not been changed since and we do see several Land Use Permits every year take advantage of the lesser width requirements in these 2 zone districts. That is the case for this individual rezone request we have in front of us. If the property was denied the rezone the applicant would need to construct a habitable addition onto an already purchased manufactured dwelling as to meet the overall dimensional requirements. The A-2 zone district was chosen as that land immediately South of this area is already zoned A-2. The other surrounding uses are light Agricultural and Forestry. The Town of Meadowbrook comprehensive plan future land use shows this area as "Rural Preservation" with the primary intent to protect existing farming and forestry operations from encroachment by incompatible uses. Zoning Committee Public Hearing Information: There were 4 opinion letters sent out, 1 returned with no objections and incorporated into the record. The Town of Meadowbrook approved the rezone request on September 21, 2022. Summary of Request & Project History: The applicant is requesting to rezone the entire 40 acres of the above described property from F-1 to A-2. With a proposed rezone to A-2 the dimensional requirements change from a 20' width and length requirement to a 14' width requirement. This zone district dimensional requirement was initially intended to remain in the A-1 and A-2 zone districts as to allow lesser width on modular and "double- wide trailers" for Agricultural farm-hand help. These dimensional requirements have not been changed since and we do see several Land Use Permits every year take advantage of the lesser width requirements in these 2 zone districts. That is the case for this individual rezone request we have in front of us. If the property was denied the rezone the applicant would need to construct a habitable addition onto an already purchased manufactured dwelling as to meet the overall diinensional requireinents. The A-2 zone district was chosen as that land immediately South of this area is already zoned A-2. The other surrounding uses are light Agricultural and Forestry. The Town of Meadowbrook comprehensive plan future land use shows this area as "Rural Preservation" with the primary intent to protect existing farming and forestry operations from encroachment by incompatible uses.
