On Augus[19, 2022, the Sawyer County Zoning Committee approved your application for a change of zone

Motion by Buckholtz[o approve the applications, second by Shuman. eoettcher makes
comment. Roll call finds Hessel—yes, Boettcher—yes, Shuman—yes, Buckholtz—yes, Maestri—
yes. All in favor.
Findings of Fact:1. It would not be damaging to the rights of o[hers or property values. 2. It
would not be detrimental to ecology, wild life, wetlands or shorelands.3. It would not crea[e an
air quality, water supply, or pollution problem.4. It would not create topographical problems
such as run off, drainage, erosion,flooding, or vegetative cover removal.5. It would not create
traffic or highway access problems.6. It would not destroy prime agricultural londs. 7. It would
be compatible with the surrounding uses and the area.8. It would be consistent with the Town
and/or County Comprehensive Plan. 9. It would not create an objectionable view. No other
comments.
The Sawyer County Board of Supervisors must ratify the approval of the change in zone district before it
becomes finol. This will 6e scheduled for the County Board meeting on September 15,2022 at 630 P.M.,
in [he Circuit Courtroom of the Sawyer County Courthouse.
This decision is a recommendation to the County Board of Supervisors. Any persan(sJ jointly aggrieved by
the decision of the County Board may mmmence an ac[ion in the Circuit Court for Writ of Certiorari to

WHEREAS, the Sawyer County Zoning Committee (the "Zoning Committee"), at its
meeting on �lugust 19, 2�2�, reviewed the proposed Zoning Designation Amendment for the
Property;
WHEREAS, the Zoning Coinmittee voted to recommend approval/denial of the proposed
Zoning Designation Amendment to the Sawyer County Board of Supervisors ("County Board");
as determined by findings of Fact included as Exhibit B.
WHEREAS, the County Board deternnined, at its meeting on Se�tember 15, ?(?22, that
ac�opting the proposed Z�ning T�esignation Amendment for thc Property is warrantcd to protect
t}�e health, welfare and safety of its citizens.
NOW, THEREFORE BE IT RESOLVED, by the Sawyer County Board of
Supervisors approves the following:
1 . Amendment to Official Zonin�M�. The Property's zoning designation shall be amended
to Resideritial/Recreatic�nal One �RI(_Z�.
2. Additic�nal Acticros. The Sawyer County Department of Zoning and Conservation
Administrator (or his/her designee) shall take all necessary steps to ensure that the
amendment adopted herein is completed.

Permit desired to change Zone District from Agricultural One (A-1) to Residential/Recreational
One (RR-1) to be able to split dwelling from the 30 acres to approximately 2.4 total acres.
Summary of Request & Project History:
The applicant is requesting to rezone the above described 2.4 acres of from A-1 to RR-2.
The A-1 zone district requirements would need a minimum of 5 acres and a 300' width
requirement. Thus, the zone district change is being requested. The Town of Winter
coinprehensive plan future land use shows this area as "Residential". With a mixing of zone
districts between A-1 , RR-2, and RR-1 with similar use occurring. The anticipated lot is shown on
the preliminary survey attached within the staff report packet.
Zoning Committee Public Hearing Information:
There were 4 opinion letters sent out, 1 returned with no objections.
The Town of approved the rezone request on August 10, 2022.
At the Sawyer County Zoning Committee Public Hearing on August 19, 2022 it was recommended
for approval of a vote of 5-0 with the findings of fact o£
1 It would not be significantly damaging to the rights of others or property values

the purpose of the request or your proposed intentions and a description of the general terrain and
surrounding development.Pho[ographs of the property and/or buildings would be beneficial.Indicate the
undue hardship inflided upon you by mnforming to the present zone dis[rict and[he compatibility of the
proposed use wi[h the surrounding land uses and indicate how your proposal would not be contrary to the
public interes[.
