Findings: It would no[6e significantly domaging to the righ[s of other or property values. It would not be
detrimental to ecology, wild life, wetlands or shorelands. It would not create an air quality, watersupply,
or pollution problem. It would no[crea[e[opographical problems such as run off, drainoge, erosion,
flooding, or vegetative cover removal. It would no[crea[e traffic or highway access problems. I[would
not destroy prime agricultural lands. It would be compatible with the surrounding uses and the area. It
would be consistent with the Town and/or County Comprehensive Plan. It would not create an
o6jec[ionoble view.
The Sawyer County Board of Supervisors must ratify the approval of the change in zone distric[before it
becomes final. This will be scheduled for the Coun[y Board meeting on lune 16,2022 at 6:30V.M., in the
Circui[Courtroom of the Sawyer County Courthause.
This decision is a �ecommendation fo the County Board of Supervisors. Any person(sJ jointly aggrieved by
[he decision of the County Board may mmmence an action in the Circuit Court for Writ of Certiorari to

WHEREAS, Wisconsin law permits Sawyer County (the "County") to adopt certain
zoning ordinances and amend its existing zaning ordinances, including amendments to the
County's official zoning map;

the pr�posed Zoning Designation Amendment for the Property is warranted to protect the health,
welfare and safety of its citizens.
NOW, THEREFORE BE IT RESOLVED, by the Sawyer County Board of
Supervisors approves the following:
1 . Amendment to Official Zoning Ma�. The Property's zoning designation shall be ainended
to Town of Couderay (A-1) and Town of Radisson (C-!) Commercial One.
2. 1�dditic7nal Actinns. The Sawyer County Department of Zoning and Conservation
Administrator {or his/her designee) shall take all necessary steps to ensure that the
amendment adopted herein is completed.

Request: Purpose of request is to rezone approximately 2.24 acres of parcel #-1401 in the Town
of Couderay fram Commercial One (C-1) to Agricultural One (A-1) and combine with other
parcel to make confonning zone district requirements. Also to rezone approximately 0.52 acres
of parcel #-2304 in the Town of Radisson from A�n-icultural One (A-1) to Commercial One (G 1)
and combine back with other parcel to make confonning zone district requirements. The
Shoreland-Wetland (S-W) District is not to be affected by the rezoning.
Summary of Request, Project History, and Additional Information:
The applicant is requesting these smaller rezone areas (shown on attached map form within case
file packet) to ultimately split off an existing house and pole shed area from the bar/restaurant area
that contains the golf course club house. In order to maintain compliant lot configuration and
compliant zone district requirements it was advised to the applicant that this proposed rezone
request would be the easiest process. This request does occur across two separate Town lines but
the proposed request would result in conforming parcels as proposed on the preliminary certified
survey map.
The Town of Couderay Comprehensive Plan future land use map shows this area as a mix of
Agricultural and Commercial. The Town of Couderay land would propose the change from G1 to
A-1.
The Town of Radisson Comprellensive Plan future land use map shows this area as Agricultural.
The Town of Radisson land would propose the change from A-1 to C-1 in the amount of
approximately 0.52 acres. Again, this request is needed in arder to divide the parcel as shown on
the preliminary survey map (attached). Both the G1 district request and A-1 zone district request
are existing zone districts in this area and it would not be viewed as spot zoning.
Zoning Committee Public Hearing Info:
There were 8 opinion letters sent out to property owners within 300'. 1 was returned with no
objections. Both the Town of Couderay and Town of Radisson approved the rezone application at
their respective Town Board Meetings.
On May 20r�' at the Sawyer County Zoning Committee it was recommended for approval to the
County Board of Supervisors of a vote of 5-0 with the following findings of fact:
1 It would not be significantly dalnaging to the rights of others or property values
2 It would not be detrimental to ecology, wild life, wetlands or shorelands.
3 It would not create an air quality, water supply, or pollution problem.
4 It would not create topographical proble�ns such as run off, drainage, erosion,flooding,
or vegetative cover reinoval.
5 It would i�ot create traffic or highway access problems.

Your application for a Change in Zone District will be considered at a Public Hearing before the Sawyer
County Zoning Committee on May 20, 2022. This Hearing will begin at 8:30 A.M. in the Sawyer County
Courthouse, 10610 Main Street Hayward, Wisconsin.
It is recommended that either you or a representative be present at the Hearing. A lack of information
about the application may result in unnecessary delay of a decision. Failure to appear may also resu/t in
the denial of the application.
If it is impossible for you or a representative to be present,please submit a written statement addressed to
Ronald euckholtz, Chairman of the Zoning Committee to the above address. This statement shou/d include
the purpose of the request or your proposed intentions and a description of the general terrain and
surrounding development. Photographs of the property and/or buildings would be beneficial. Indicafe the
undue hardship inflicted upon you by conforming to the present zone district and the compatibility of the
proposed use with the surrounding land uses and indicate how your proposal would not be contrary to the
public interest.
