Properry contains a residential home and small one car detached garage. Describe the Variance reauested: Add a detached garage 30'X 42'(3 carJ just to the west side of the home. Describe the effects on the propertv if the variance is not�ranted: Continued safety and security concerns due to driveway proximity to Hwy 77. Also, continued use of temporary structures and parking within the Hwy 77 ROW. Describe alternatives to the repuested variance such as other locations, desi�ns and construction techniques. Attach a site map showina alternatives that vou considered in each catesory below. a) Alternatives Considered: Alternotive locations oround the property were rejected based upon steep slope, electric utilities(both overhead& undergroundJ, septic system, and difficult access bJ Alternatives requiring s lesser variance: Considered an attached garage however this became inadvisable due to slopes&Storm Water runoff. Describe the impact on vour propertv and adiacent qroqerties if the variance is Rranted. Erosion control will be implemented due to slopes and end of growing season. Restoration of grassy turf and shrubs will occur in Spring. Stormwater and downspou[s will be diverted into buffer vegetation. Significant buffer vegetation exists to adjacent properties. Part 2:Three-Step Test 1) Unique Propertv Limitations. YES The home pre-existed the Hwy 77 construction/reconstruction. The Hwy 77 ROW Boundaries make the homestead and proposed Garage non-conforming to the 66 foot set back rule. The homestead should have been given more berth from the Hwy. 2) No Harm to Public Interest. IJ Public Health & Safety: Safety would be increased at the Hwy 77 and driveway interface due to decreased activity in that area. Decrease potential temptation of theft from driveway. 2J Scenic beauty: We would be able to keep more vehicles and equipment further away from Hwy 77. 3) Unnecessary Hardship YES. Safety and security. This hearing will begin at 7:00 P.M. at the Sawyer County Courthouse, 10610 Main, Hayward, WI 54843. It is recommended that either you or a representative be present at the Hearing. A lack of information about the situation may result in unnecessary delay of a decision. Failure to appear may result in the denial of the application. If it is impossible for a representative to be present, please submit a written statement to this office directed to Alan Gerber, Chairman of the Boazd of Appeals. This statement should include a description of the general tenain; surrounding development; your proposed intentions; and the purpose of the request. Photographs of the property and/or buildings are requested. Explain the undue zoning hardship inflicted upon the owner by conforming to the required minimum regulation, which induced the variance request. Convenience and financial loss or gain does not constitute a zoning hardship. Your application will also go before the Town Board. Some townships also have a Planning Commission.
