In applying this test,the Board of Appeals must consider impacts of your proposal and the cumulative impacts of similar projects on the interests of the neighbors and the entire community. An applicant may not claim hardship because of conditions which are self- imposed ar created by a prior owner(for example,excavating a pond on a vacant lot and then arguing that there is no suitable location for a home.). Courts have also determined that economic or financial hardship does not justify a variance. An area variance relaxes a dimensional standazd such as a setback,frontage,lot area,or height. Hanson, 12558W Moreland Road, Hayward, WI 54843 Description of"Unnecessary Hardship" for the Area Variance: • This home was purchased as the permanent retirement home for Robin J. and Christine D. Hanson. When purchased in 2005 the home was in disrepair and was heated only by two space-heaters (one pictured below). New heating was required during renovation. _. _.,. t � � w Sf � =� , i _ ��y ' .. � � �;; � � _ � _� "`�_.� • Given the prior owner's design of the two-phased construction of the back half of the home it was impossible to include a force-air heating system in the renovation of the home. o This necessitated an in-floor radiant heating system that requires a large boiler and tubing system (pictured below) that could only be placed in one of the two "bays" of the current two-car garage. • This prevents the utilization of this car bay for a normal sized vehicle. ■ Even if I purchased a smaller vehicle the entrance door from the garage into the house would be blocked, prohibiting use. • Additionally, the lot has undrinkable water due to high levels of iron and tannins. o This necessitates the use of a triple-tank water purification system that also occupies space in the same vehicle area. ■ This also prevents the utilization of this car bay for a normal sized vehicle. -- �+e —� r �� �t � �; ._�� - .��`; � �# � � , � �� �� � � wI F � 1M C7.
