Request would then be to build a new home on a newly created lot and sell remaining property. Summary of Request & Project History: The applicant(s) are requesting to rezone the above described 78.51 acres from Gl to RR-1 . In conversations with the applicant they want to create a new 5 acre parcel on the east side of this property and build a new residential structure on that lot. Being the property is zoned G1 the applicant would not be able to just build a residential structure without running a commercial permitted business within the same structure as the business. The applicants have no plans to operate any type of business. The applicants are also wanting to sell the remain acres of land and want to rezone those areas as well to RR-1 in hopes that it doesn't prohibit a new buyer from adding additional residential structures or having to run a business as a permitted use. During the project history research it was interesting to see how or why this property was initially zoned C-1 to begin with. The Sawyer County Zoning Administrator and staff were unable to determine why this area was ever designated as C-1 . The applicant and County Surveyor had indicated that there were some mink farms in this area back in the 1940's-50's so that may have been a reason for the G 1 designation. It is important to mention though that the Town of Winer within their comprehensive plan does show this area on their existing and future land use as commercial land use area. The Town had approved the rezone request. This is the only existing C-1 zoned property in the area. Property immediately to the south and east is zoned RR-1 with the remaining areas zoned A-1. Zoning Committee Decision: At the September 20, 2019 public hearing meeting there was no opposition to the proposed request and the committee voted 5-0 in favor of the request. As per discussion and the conclusions from that discussion the finding of fact included were; It would not be damaging to the rights of others or property values. It would not be detrimental to ecology, wild life, wetlands or shorelands. It would be compatible with the surrounding uses and the area.
