Box 761 Hayward, WI 54843 Agent: Curtiss Lein Property Location & Legal Description: Lot 2 of CSM 29/222 #7435 Part of SESE, S03 T38N R06W, 020-638-03-4403 11 . 17 Acres currently zoned Agricultural One (A-1) Request: Rezone entire 11 .17 acres from A-1 to RR-2 Summary of Request: The applicant(s) are requesting to rezone the entire 11 .17 acres of A-1 to RR-2 (see attached map of parcel). The purpose of this request is to rezone the property into RR-2 so that they may build a residential structure on the property. Project History: With the proposed rezone the applicant could create multiple lots from this initial parcel but with talking with the surveyor on this project their request as of now is to make 2 total parcels. There is a larger wetland complex on the far north side of this parcel that would prevent the creation of more than 9 lots with the proposed rezone. Please note that more than 4 lots created within 5 years would require a county/state subdivision plat which is also held as a conditional use permit. Additional Information/details: See attached additional maps included in this packet. The nearest RR-2 zoned property in relation to this property is immediately south of Koeppler Road. This is why the RR-2 zone district was chosen as to not be viewed as "spot zoning". Even though the property is zoned A-1 ' and includes soils as prime farmland and farmland of statewide importance the Town of Ojibwa shows the existing land use as forestry. Furthermore, the future land use map for the Town of Ojibwa shows this area as rural residential. There is also several other residential structures in this area as well including several already built with town approval in the A-1 zone district on the north side of Koeppler Road.
