Dear, Treeland Cottages
On February 19, 2016 the Sawyer County Zoning Committee approved the following
application for a conditional use on the following described real estate to wit:
Town of Round Lake - Treeland Cottages Inc. The S W 1/4 S W 1/4 and N W 1/4 S W 1/4,
536, T41N, R 7W Parcels 10.1 and 11.1. Doc# 350837. Property has 64.54 acres and is
zoned Residential/Recreational Two. Permit is desired for modifying original conditional
use application (#12-007) to modify the following restrictions:
Restriction #8 currently reads: Site can be operated only from the first of May until Oct.
15. A year round caretaker is allowed to live on the premises.
Change: "from first of May until Oct. 15"to read: "on or about first of May to on or about
Oct. 15"
Restriction #9 currently reads: No more than 75 trailer sites allowed. Change "trailer" to
"recreational vehicle"
Delete restriction#12 —"no ATV's or similar vehicles allowed"
Delete restriction#14—"no park models"
The Town Board approved the application with the following changes to the
original conditions.
• #7 No permanent attachments to any Recreation Vehicle allowed
• #8 Sites can be operated only from April 15t" until November 15t�'. A year
round caretaker is allowed to live on the premises.
• #9 No more than 75 recreational vehicle sites are allowed.
• #12 Delete this condition of No ATV's or similar vehicles.
• #14 Of the 75 Recreational Vehicle Sites allowed — 40 may be seasonal;
35 must remain transient.
Findings of Fact of the Zoning Committee: It would not be damaging to the rights of
others or property values. Additionally, it would not be detrimental to ecology, wildlife,
wetlands or shorelands.
Any person or persons jointly aggrieved by the decision of the Zoning Committee may
commence an action in the Circuit Court for Writ of Certiorari to review the legality of
the decision within 30 days after the date of this notice.

We thank the comprehensive planning commission and the Town of
Round Lake for their time in discussing our requests at their last
meetings. We are very glad that they voted to approve the changes as
requested.
When we originally began the process of building an RV resort, we
were new to the RV'ing side of the hospitality business. Since opening
our doors at the Treeland Farm RV Resort in 2013, we have had an
education on the wants and needs of the RV population. Being a
successful business, we are constantly evaluating and re-evaluating
things that work and things that don't. The Treeland brand, with our
four other resort locations and RV resort, strive to be the # 1 family
lodging destination in Northwest WI.
When the conditional use permit for our RV resort was issued, we had
14 restrictive covenants put onto our property that we did not think
would be an issue at the time. Now, 3 seasons later, we know that the
4 restrictions we're asking to be removed today, have shown a
negative economic impact on our business. Not including the land we
have over 1.5 million dollars invested in this project. At the RV resort
alone, we employ 5 full time employees, with the lowest person at $ 11
per hour. Including the main resort we have nearly 70 employees,

excellent employer, and the economic growth of the RV resort will
only help create more jobs, and create more revenue to the ancillary
businesses that the Treeland guests support. Be it food, beverage,
retail, recreational items, and so on.
Of the 14 covenants put on our deed, the 4 changes we sought are as
follows:
7. No permanent attachments to any trailer.
Change the word "Trailer" to "Recreational Vehicle" to coincide
with the county definition.
8. Site can be operated only from the first o_f_May until October
15th. A year round caretaker is allowed to live on the premises.

In the three years that we have run and operated the Treeland Farm
RV Resort, we have become the #1 rated resort on Tripadvisor in the
Hayward area. And also scored the highest rating from the Good Sam
Club, making us the top rated Good Sam RV Resort in the area, as well
as the only Good Sam Park in all of Northwestern Wisconsin.
All we are asking here are for the same rights as the other businesses
in the area, state and nation. The Treland family has been good
stewards of this piece of land since 1912, the past 104 years.

The Town of Round Lake Board of Supervisors approved the following changes to Treeland Cottages Inc.
Restrictive Covenants tied to Application for Conditional Use at their February 11,2016 Meeting
#7)Current-No permanent attachments to any trail allowed.
Change to read—"No permanent attachments to any Recreation Vehide allowed.
#8)Current—Site can be operated only from the first of May until October 15`".A year round caretaker
is allowed to live on the premises.
Change to read—"Site can be operated only from April 15`h until November 15`".A year round
Caretaker is allowed to live on the premises."
#9)Current—No more than 75 trailer sites are allowed.
Change to read—"No more than 75 recreational vehicles sites are allowed.

Re: NOTICE OF PUBLIC HEARING DATE
Dear Cheryl and Harold;
Your application for a Conditional Use will be considered at a Public Hearing before the
Sawyer County Zoning Committee on Friday, February 19, 2016.
This Hearing will begin at 8:30 A.M. in the Sawyer County Courthouse, 10610 Main
Street, Hayward, Wisconsin.
It is recommended that either you or a representative be present at the Hearing. A lack of
information about the application may result in unnecessary delay of a decision. Failure
� to appear may also result in the denial of the application.
If it is impossible for you or a representative to be present, please submit a written
statement directed to James Bassett, the Chairman of the Zoning Committee addressed to
this office. The statement should include your proposed intentions or purpose of the
request and a description of the general terrain and surrounding development. Indicate
how the proposal would not be contrary to the public interest. Photographs of the
property and surrounding area are encouraged.
Your application will also go before the Town Board for their review. Some
townships also have a Planning Commission. Please contact the Town Clerk, Kathy
McCoy (715-462-3723) to obtain the day and time of the Planning Commission and
Town Board meetings for your attendance or the attendance of your agent.
