Notice is hereby given that on January 18,2019 the Sawyer County Zoning Committee approved the
Conditional Use Permit N19-001,Oxbo LLC.
Town of Draper-#19-001;Oxbo LLC.Part of Government Lot 3;514,T39N,R03W;Parcel#006-339-14-
5307;17.99 Total Acres;Zoned Residential/Recreational Two(RR-2).Permit desired for the expansion of
the resort area to the North/Northeast to develop access roadways,48 campsites along with the existing
campsites,for a total of 52 sites.3 shower and restroom facilities, 1 existing,for a total of 4 facility
locations. Shower/restroom facilities will be developed with appropriate number of toilet facilities for
each gender,per code.
Motion by Paulsen to approve the application with the following conditions. Setbacks will be 50'from
wetlands,grading permit if needed,Comply with section 6.6 and 6.61 of the Sawyer County Ordinance,
compliance with all State statues for campgrounds,before construction the agreement with the Town of
Draper and applicant for the dry hydrant,adequate facility for storm shelter,50%park models,decks and
patios with land use permits only.Second by Voight. Roll call Nyberg—yes,Bassett—yes,Voight—yes,
Buckholtz—yes,Paulsen—yes. All in favor,Motion carried.
Findings of Fact: Paulsen"This conditional use is appropriate within this zone district.With the conditions
placed here I think the public would be adequately safeguarded and with the conditions cannot interfere
with water runoff."
Any person or persons jointly aggrieved by the decision of the Zoning Committee may appeal the decision
to the Sawyer County Board of Appeals to review the legality of the decision within 30 days after the date
of this notice.

Allowed in Zone Yes, as conditional use with minimum lot size of 5 acres and maximum

Staff As it is an existing use, I would recommend approval.
Recommendation:
Possible 1) Minimum setback of 50' to the wetland in the north.

4) Toilet and shower facilities as determined by Sawyer County
Health department.

the health, general welfare, safety and economic prosperity of the County and the immediate area in which use
would be located, including considerations as:

2. It's physical attractiveness.
3. Existing topography.
4. Drainage features, erosion potential, vegetative cover, and the prevention of water pollution.
5. The location with respect to floodways and floodplain.
6. The movement of traffic and the relationship to existing or proposed roads.
7. The demand for related services.
8. The possible hazardous, harmful, noxious, offensive, or nuisance effects resulting from noise, dust, smoke,
odor, or other factors.

We approved the request from O�w LLC because we are pleased to see this resort open and fiinctioning
again.We are also impressed that H+Is.Genvig and her associates with the Uxbo LI.0 are planning ahead
and following the steps ta open a business and develop improvements that comply with established state
and Iocat pmtncols.
At our meeting on January l4,2019 wc expressed our appraciation fa this,but we had several qucstions:
1.The board was concerned with whether Ms.Gini Duwe had been contacted abaut�e extent of this

2.Tho Diaper Volunteer Fire Dapa�nent e�ressed ooncern abou�
a access to the site by etnergency vehicles,
b.availability of watier for extinguishing fires(dry hydrant?),

d.availability of an AED.
The Town of Ihaper Board also cautioned the O�cbo LLC to bc sura W check with the W isconsin DNR
and the Wisconsin Depertmont of Health to avoid delays that con&nnted the Towa of Draper when we
opened the Draper{Schaol)Public Forest Campground in Lflrette/Draper several yeaxs ago.
