Conditional Use Permit#21-019.
Any person or persons jointly aggrieved by the decisian of the Zoning Committee may commence an
appeal action to the Sowyer County Board of Appeals at their expense to review the legality of the decision

Request: Permit desired for a 40' x 48' accessory building (pole shed) on vacant property, as per
Sawyer County Zoning Ordinance Section 4.26 (1) the construction of a single accessory
structure on vacant property may be allowed under this subsection by Conditional Use with
inandatory conditions required on approval:
4.26(1). . . .The construction of accessory buildings on vacant property may only be allowed by
Conditional Use with Town and Zoning Committee Approval. Granting of a Conditional Use will require
within 3 years for a principal dwelling Land Use Permit to be applied for and the principal dwelling to be
built within the permit time frame on the same parcel. Failure to build principal dwelling will result in
citation and order for removal of accessory structure.
Project History & Summary of Request
This property was recently sold to the Wegener's. Initially when the application was subinitted we
had the previous owner sign the application and had the Wegener's listed as the "agent". The
property has sold as of July l , 2021 . As per conversations with the Wegener's the Conditional Use
Permit is being requested to first build/place a 40' x 48' accessory building (pole shed) on the
property prior to building the principal dwelling. The storage shed will be used to relocated
household items immediately in that Mr. Wegener and his family are relocating to the area after a
job change. Also, in conversations with the current owner they will be building a new house on
the property as soon as they finalize house plans, find an available contractor, and hopefully have
construction inaterial cost coine down a little. Proposed storage shed is to meet all other County
Zoning setback and use requirements including no habitable living or sleeping area within shed.
Property already has a valid Sanitary Permit and a Fire number of 11123W Chief River Road.
Additional information for Conditional Use Permits:
Substantial evidence means facts and information, other than merely personal preferences
ar speculation, directly pertaining to the requirelnents and conditions an applicant must meet to
obtain a conditional use pennit and that reasonable persons would accept in support of a
conclusion.
If an applicant agrees to meets all of the requirements and conditions specified in the
county ordinance or those iinposed by the county zoning board, the county shall grant the
conditional use pennit. Any condition imposed inust be related to the purpose of the ordinance
and be based on substantial evidence. The conditions�nust be reasonable and, to the extent
practicable, measurable. The applicant lnust demonstrate that the application and all
requireinents and conditions established by the county relating to the conditional use are or shall
be satisfied, both of which must be supported by substantial evidence. The county's decision to
approve or deny the permit must be supported by substantial evidence.

Zoning Committee on July 16,2021. This Hearing will begin at 8:30 A.M. in the Sawyer County
Courthouse, 10610 Main Street, Hayward,Wisconsin.
It is recommended that either you or a representative be present at the Hearing. Enclosed is virtual
attendance information. A lack of information about the application may result in unnecessary delay of a
decision. Failure to appear may also result in the denial of the application.
If it is impossible for you or a representative to be present, please submit a written statement directed to
Ronald Buckholtz,Chairman of the Zoning Committee addressed to this office.The s[atement should

Dear members of Sawyer County Zoning Administration,
My wife and I are applying for a conditional use permit with Sawyer County to allow us to build a new
40'x48' storage shed. This shed will be new and constructed on a completely wooded 15-acre vacant
land parcel. The building will be about 700' from the nearest roadway within the woods.
We have recently relocated to Hayward from Ashland as I have obtained a new job at the Hayward Area
Memorial Hospital. We need to build a shed immediately to house our belongings as we prepare to
build a new house on the land. We plan to build a new house as soon as we can find a contractor who is
available. The land already has a new septic system, well, and electrical service on site.
We would appreciate consideration in this request to allow us to build a storage shed to store our
belongings and recreational items. Timing is certainly an important consideration for us as the
contractor we have found to build our shed has a very limited window to fit our shed build into, as well
as getting excavation and concrete work prior to erecting the shed.
