RESOLUTION TO AMEND SAWYER COUNTY OFFICIAL ZONING MAP
WHEREAS, Wisconsin law pennits Sawyer County (the "Gounty") to adopt certain
zoning ordinances and amend its existing zoning ordinances, including amendments to the
County's official zoning map;
WHEREAS, the owner ofreal property located at Part of the SE '/ oFthe NE '/; 510,
T38N, R08W; Parcel #004-838-10-1403, 10 Total Acres, the ("Property"), and as more fully
described as set forth in Exhibit A, which is attached hereto and incorporated herein, requested a
rezoning of the Property's zouing designation fi�om tndustrial One (I-1) and Agricultural One (A-
1) to Residential/Recrc;sitional Two R( R-21 (the "Zoni��g Designation Amendment");
WHEREAS, the Sawyer County 7.,oning Committee (the "Za7ing Committee"), at its
meeting on Sei�cember 17 2021, reviewed the proposed Zoning Designation Amendmeiit for the
Property;
W HERFAS, the Zonin� Committee voted to recommeud approva]/denial of the proposed
Zoning Designation Amendment to t}ie Sawyer County F3oard of Supervisors ("County Board");
and
WHEREAS, the County Board detennined, at its meeting on Octobcr 31, 2021, that
adopting/denying the proposed Zoning Designation Amendment for the Property is warranted to
protect the health, welfare and safety of its citizens.
NOW, THEREFORE BE IT RESOLVED,by the Sawyer County Board of
Supervisors approves/denies the following:
1. Amendment to Off cial Zonin��. The Property's zoning designation shall be amended
to ResidentiaVRecreational Two (RR-2),
2. Additional_Actions. The Sawyer County Department of Zoning and Conservation
Administrator (or his/her designee) shall take all necessary steps to ensure that the
amendment adopted herein is completed.

Property Location & Legal Description:
Part of the SE '/ of the NE '/; 510, T38N, R08W; Parcel #004-838-10-1403; 10 Total Acres;
Zoned Industrial One (I-1) and Agricultural One (A-1 ).
Request: Purpose of request is to rezone 6.8 acres of this initial parcel to
Residential/Recreational Two (RR-2) and then divide into 3 parcels to give to the children to be
able to build on. See attached preliininary survey.
Summary of Request & Project History:
The applicant(s) are requesting to rezone the 6.8 acres froin this initial parcel from I-1 to RR-2.
The remaining I-1 acreage would be resurveyed together with an adjacent parcel by the same
owner. The resulting proposed rezone would be compliant for zone district lot configuration.
Additional Information/details:
See attached additional inaps included in this packet. The reason RR-2 zone district was
chosen would be that there is existing RR-2 zoned property in the iminediate vicinity. The other
most common zone district in this area is A-1 . The Town of Couderay as part of their
comprehensive plan shows this subject rezone request area on their future map as Industrial and
Forest Residential nearby. The industrial zone district is initially here because there was an existing
sawmill operation that was located nearby. The sawmill is no longer in use but all buildings
associated with that existing use would still be zoned I-1 . There is also a cell tower located further
back on the adjacent property that is also within the I-1 zone district.

Zoning Committee Public Hearing Information:
There were 4 opiniot� letters sent to property owners withiil 300'. 3 letters were retunled, 1
with objections 2 with no objections and read into record
The Town of Couderay approved the rezone request on Septe�nber 8, 2021 at The Town
Board Meeting.
At the Sawyer County Zoning public hearing lneeting on Septeinber 17, 2021 it was
recoininended for approval to County Board by a vote of 5-0 with the findings of facts
determined as:
1 It would not be damaging to the rights of others or property values
2 It would be compatible with the surrounding land uses and zone districts in the area.

Request: Purpose of request is to rezone 6.8 acres of this initial parcel to
Residential/Recreational Two (RR-2) and then divide into 3 parcels to give to the children to be
able to build on. See attached preliminary survey.
Summary of Request & Project History:
The applicant(s) are requesting to rezone the 6.8 acres from this initial parcel from I- 1 to RR-2.
The remaining I- 1 acreage would be resurveyed together with an adjacent parcel by the same
owner. The resulting proposed rezone would be compliant for zone district lot configuration.
Additional Information/details:
See attached additional tnaps included in this packet. The reason RR-2 zone district was
chosen would be that there is existing RR-2 zoned property in the immediate vicinity. The other
most common zone district in this area is A- 1 . The Town of Couderay as part of their
comprehensive plan shows this subject rezone request area on their future map as Industrial and
Forest Residential nearby. The industrial zone district is initially here because there was an existing
sawmill operation that was located nearby. The sawmill is no longer in use but all buildings
associated with that existing use would still be zoned I- 1 . There is also a cell tower located further
back on the adjacent property that is also within the I- 1 zone district.
