Zoned Forestry One (R-1). Site address 15391 W State Hwy 77.
Request: Purpose of request is to change zone district Residential-One (R-1 ) to Commercial-
One (G 1 ) to allow for a permitted use in that zone district for a commercial construction
building (non-retail) per Section 17.6(A)(2). Proposed size of building to be 60'x120'
Summary of Request & Project History:
The applicant(s) are requesting to rezone the entire 1 .04 acres of R-1 to C-1 . As per the C-1 zone
district per the applicant's request would be a pennitted use within the proposed rezone and would
not require additional Conditional Use Pennits.
Additional Information/details:
See attached additional inaps included in this packet. The majority of the surrounding
properties within this area are currently zoned R-1 . The West side of the property boarders the City
of Hayward. The other C-1 zoned land within the area is 400' to the West and would be land owned
by the Town of Hayward (Town Hall) and ll50' to the East including the bowling alley and
Hayward Marina. The Town of Hayward as part of their comprehensive plan shows this subject
rezone request area on their future map as CommerciaL It should also be noted that the applicant
has already done quite a bit of work cleaning up the property by removing the existing "semi-
dilapidated" structures. This non-retail commercial construction building would be very similar to
the two other buildings that are located on Hwy 63 just west of Hayward.
Zoning Committee Public Hearing Information:
There were 9 opinion letters sent to property owners wit}1in 300'. 1 letter was returned with
no-objectious, and read into record.
The Town of Hayward approved the rezone request on July 13, 2021 at The Town Board
Meeting.
At the Sawyer Cou�lty Zoning public hearing meeting oi1 July 16, 2021 it was recominended
for approval to County Board by a vote of 5-0 with the findings of facts detennined as:
1) It would not be detrimental to ecology, wilfing, wetlands, or shoreland.
2) It would not destroy priine agricultural lands. �

Request: Purpose of request is to change zone district Residential-One (R- 1) to Cominercial-
One (C- 1 ) to allow for a pennitted use in that zone district for a commercial construction
building (non-retail) per Section 17.6(A)(2). Proposed size of building to be 60'x120'
Summary of Request & Project History:
The applicant(s) are requesting to rezone the entire 1 .04 acres of R- 1 to C- 1 . As per the C- 1 zone
district per the applicant' s request would be a permitted use within the proposed rezone and would
not require additional Conditional Use Pennits.
Additional Information/details:
See attached additional maps included in this packet. The majority of the surrounding
properties witllin this area are currently zoned R- 1 . The West side of the property boarders the City
of Hayward. The other G 1 zoned land within the area is 400' to the West and would be land owned
by the Town of Hayward (Town Hall) and 1150' to the East including the bowling alley and
Hayward Marina. The Town of Hayward as part of their comprehensive plan shows this subject
rezone request area on their future map as Commercial. It should also be noted that the applicant
has already done quite a bit of work cleaning up the property by removing the existing "semi-
dilapidated�' structures. This non-retail commercial construction building would be very similar to
the two other buildings that are located on Hwy 63 just west of Hayward.
