The purpose of my visit was to determine the possibiluity of enclusing the cabin screen porch. I determined the average lake setback for the cabin to be 40'. Construction activities closer than 40' to the lake would require the prior approval of a variance by the Sawyer County Board of Appeals. The screen porch is located 38' from the lake. The screen porch is located 26' from the centerline of the private access road located behind the cabin. The minimum required setback from this road would be 30' from the centerline. Construction activities closer than 30' to the road centerline would rec�uire the prior approval of a variance by the Sawyer County Board of Appeals. The 50% current estimated fair market (CEFMV) rule applies in this situation as the cabin is a nonconforming structure — it is closer than 75' to the lake. The "50% rule" restricts the cost of improvements to a nonconforming structure to no more than 50% of the CEFMV of the structure. The 50% CEFMV for the cabin is $11 ,150. Construction costs exceeding $11 ,150 would require the prior approval of a variance by the Sawyer County Board of Appeals. Therefore, based on my observations, the lakeside wall of the proposed enclosure could be no closer than 40' to the lake, the rear of the enclosure could be no closer than 30' to the centerline of the road and construction costs could not eYceed $11 ,150.00.
