After completing the inspection,an average setback was determined to be 68'from the ordinary high water mark(OHWM). The deck in question is presently located at 53'from the OHWM,therefore any additions to the deck will not be allowed without a variance. Historically,variances of this nature have not been granted. If you would like a screen porch,it will have to be located in an area 68'from the OHWM and meet all other setbacks and requirements. I would also like to mention again that your new garage must be 7S from the OHWM. This includes any eaves,overhangs,etc. If you have any questions,please contact the office.
