Dear Stephan:
On May 25,2001, I performed an inspection on your proper[y. The purpose of my inspection was to help
answer questions regarding maintenance and repairs[o[he cabin. Because the cabin is closer than 75' from
the Ordinary High Water Mark(OHWM)of Lake Che[ac, it is considered nonconforming. Nonconforming
strucmres are limited to the amoun[of co�struction improvements that can be made to them.
Nonconforming strucmres are entitled ro ordinary maintenance and repair; includin�: new siding windows,
doors, shingles,paint, etc. and do not require a land use permit. Any major structural changes to the roof,
walls, and footings, must require a land use permit and are limited to 50%of the Current Estimated Fair
Market Valoe(CEFMV).
Accordin�to the Edgewater Tow�Assessor, Mary Nordquist,the CEFMV of Ihe cabin in question is
$38,600. The 50%CEFMV is$32,500. This dollar value is the maximum amount you are allowed to use
when making improvements[o your cabin.
You will be allowed to replace deck#1 (see insp. repoR)to the esact dimensions(12' x 12'3"). The screen
porch can also be replaced to exact dimensions (8' x 16')and must remain an open sided screen pomh.
Spot repairs on the footings and the roof are also allowed. Again,the dollar value for these improvements
must not exceed$32,500 and a land use permit must be issued in order to start construction on these
improvements.
The issue of constructing a new home at 62' ftom the OHWM of Lake Chetac is no longer code complying.
All new construction must be 7S from the OHWM. Sawyer County Ordinance does not use an average
se[back for new constmction. A 75' setback from the wetland on the East-side of your property will also be
used since it is connected to the lake.
