Dear Ed:
1 received the information regarding the Current Estimated Fair Market Value(CEFMV)of your house
from the town assessor. Since your cabin is cbser than 7S from the Ordinary High Water Mark(OHWM),
it is considered a nonconforming shucture. Nonconfortning structures are limited[o%50 of the CEFMV
for improvements and additions.
The 50%CEFM V of your cabin is$32,950. This dollar value is the maximum amount allowed for
construction costs on your additions ro your house. This includes material and labor to enclose the
additions. Ordinary maintenance and repair is allowed and is not included in the%50 rule. Major
struc[ural changes or improvements ro the roof, walls and/or footings are included,thou�h.
[ have i�cluded a copy of the application for a land use permit, a copy of my inspection report and a fee
schedule to help you with the application process.
