Dear Mr.Jasek:
Enclosed is a copy of the inspection report for the above property. As you recall we
established an average lake setback of 67'and set flags at this distance from the lake.
The 67'lake setback is important as any construction activities closer than 67'to the lake
would require the prior approval of a variance.
We discussed the sizing of the septic system(number of bedrooms)as this would
determine if the current system would be adequate for the number of bedrooms that you
propose for the cabin plus the addition. Unfortunately there are no records in this office
for that system. The policy in this situation(no record on file for the system)is that a soil
boring is done next to the drain field to verify that the drain field is functioning properly.
As a purchaser,you may want to have this done by the seller as a condition of purchase to
verify the condition of the drain field.
I have received the assessed value of the cabin from the assessor. The assessed value is
$31,000. Therefore,the 50%current estimated fair market value is$26,700. Remember
that this is the maximum amount allowed for the construction of additions onto the cabin.
