I finalty have aIl of the information regarding your propem. The 50%Current Estimated Fair Market
Value of the cabin is$1 1,250. This dollar value limits improvements and construc[ion costs including
materials and labor to the cabin to that amount. Unless you build an addition to the cabin that conforms to
all minimum setbacks and requirements,a variance must be granted.
There is only one option to avoid a variance with an addition to the existin�cabia The addition must be to
the back of the cabin(towards the road)at a maximum width of 10'(including eaves)and no closer than 10'
on the North property line and no more than 30'from the South property line.
Since you have a nonconforming lot less than 100'in width,a variance must be�ranted in order to build a
new dwelling on your proper[y.

with a variance,give me a call or write a letter and[will start the process. A variance,if granted,is deeded

[ �vas on the Melchior property on April 27, 2001 conducting an inspection. The Melchior's
wanted information regarding possible additions to their cabin or new construction on their
property. Upon further review, 1 was unable to find out the estimated fair market value of the
Melchior's cabin. Could you please send me the value of the cabin only, as there is also a small
shed on the property. I have enciosed my copy of the inspection report for your records.
