Inspection
Dear Mr. Janetski:
Endosed is a copy of the inspection report for the above property. The inspection was
performed on Thursday, May 17, 2001. Based solely on the inspection it was determined
that bathroom additions could be constructed onto cabins #2 and #3. These additions also
require that the access road to the rear of these cabins not be used for cabin access. If the
use of the road is not abandoned a 30' setback from the road centerline to any addition
would apply.
A bathroom addition cannot be constructed onto cabin #4 without the prior approval of a
variance by the Sawyer County Board of Appeals. The reason being, that the entire cabin,
to include any addition, would be closer than 62' (the average lake setback for this cabin)
to the lake.
The other issue pertaining to constructing these additions was the "50% rule." The 50%
current estimated fair market (CEFMV) rule applies in this situation as the cabins are
nonconforming structures —they are closer than 75' to the lake. The "50% rule" restricts
the cost of improvements to a nonconforming structure to no more than 50% of the
CEFMV of the structure. The 50% CEFMVs for the cabins are:
• #2 - $9,600.00
• #3 - $9,200.00
• #4 - $9,200.00
Construction costs exceeding these amounts would require the prior approval of a
variance by the Sawyer County Board of Appeals.
