Application is for: the construction of a 8 'x24 ' addition onto the front of an existing dwelling at a setback
distance of 60' from the centerline of County Highway F and 3 ' from an adjacent side lot line; the
construction of a 12 'x24 ' addition onto the rear of an existing dwelling, also 3 ' from an adjacent side lot line;
and all at a construction cost exceeding 50 % of the current estimated fair market value.
Variance is requested as: Section 4 .21 (3), Sawyer County Zoning Ordinance, would require a minimum
setback distance of 82' from the centerline of this County Highway, Section 18 . 3 would require a minimum
side lot line setback of 30' and Section 10.2 would restrict construction costs to less than the 50 % of the
current estimated fair market value.

Dear Mr. and Mrs. Cook:
Enclosed is a copy of the inspection report based on my visit to your property yesterday. I
have also enclosed a completed Variance Application. You should review the application
for correctness, sign it, and return it to this office with a check in the amount of$250.00
made out to the "Sawyer County Zoning Administration"by Friday, August 3, 2001 for
hearings in September 2001.
Your application will be reviewed at two public hearings. The first hearing will held by
the Town of Sand Lake at 7:30 P.M., Tuesday, September 11, 2001. You should contact
Elaine Nyberg, Town of Sand Lake Clerk, at (715) 865-2486 (home) to confirm this date.
The Sawyer County Board of Appeals will hold the second hearing at 7:00 P.M.,
Tuesday, September 18, 2001, in the large courtroom located in the Sawyer County
Courthouse. You or your representative should attend each hearing, especially the hearing
conducted by the Sawyer County Board of Appeals. Only the Board of Appeals can grant
the variance, the decision of the Town of Sand Lake is advisory only.
It is your responsibility to convince the Board of Appeals to grant the variance that you
have requested. Therefore, you should consider using any means at your disposal (i.e.,
photographs, drawings, a good verbal presentation, etc.) as you present your facts to the
Board.
The 50% current estimated fair market (CEFMV)rule applies in this situation as the
dwelling is a nonconforming structure—it is too close to County Highway F and the side
lot lines. The minimum required setback from the centerline of County Highway F is 82'
while the minimum required side lot setbacks are 10' and 30' respectively. The "50%
rule"restricts the cost of improvements to a nonconforming structure to no more than
50% of the CEFMV of the structure. The 50% CEFMV for the dwelling is $9,050.
Construction costs exceeding $9,050 require the prior approval of a variance by the
Sawyer County Board of Appeals.
The costs related to the 50% CEFMV are the costs of materials and labor to enclose an
addition and to finish the interior of the addition(i.e., sheet rock). Costs related to .
plumbing, heating electrical, window and floor coverings etc.; are not related to the 50%
CEFMV.
You must provide an itemized construction cost estimate to this office by Wednesday,
September 5, 2001. The Sawyer County Board of Appeals will review this estimate
during the public hearing.
