- Purchaser promises[o pay when due all[axes and usessmena levied on the Property or upon Vendor's inrerest in it and[o deliver[o Vendor
on demand receipts showing such payment.
Purchaser shall keep che improvemencs on the Propeny insured againsi loss or damage occasioned by(ire,extended coverage perils
and such other hazards as Vendor may require,without co-insurance,through insurers approved by Vendor,in the sum o[8 fu 11 insurab�e va lu
but Vendor shall no[require coverage in an amount more than the balance owed under this Contrac[. Purchaser shall pay the insurance premium
when due. The policies shall contain the standard clause in favor of the Vendor's incerest and,unless Vendor otherwise agrees in writing,the
original of all policies covering the Property shall be deposited wi[h Vendor. Purchaser shall prompdy give noiice of toss to insurance companies
and Vendor. Unless Purchaxr and Vendor otherwise agree in writing,insurance proceeds shall be applied[o restoration or repair of ihe Propeny
damaged,pcovided ihe Vendor deems the res[oraeion or repair to be economically[easible.
Purchaser covenan[s not to rommit was[e nor allow waste eo be committed on the Propeny,to keep[he Property in good tenantable
condition and repair,to keep[he Properry[ree from liens superior to[he lien of this Contract,and to comply with all laws,ordinances and

Vendor agrees tha[in case the purchase price wi[h in[erest and other moneys shall be(ully paid and all mnditions shall be fully perFormed

evenc all amounts previously paid by Purchaser shall be forfeired as liquidated damages[or failure[o(ulfill ehis Contract and as rental for the
Property if Purchaser fails io redeem);or(ii)Vendor may sue for specific performance of this Con[ract to compel immediate and full payment on
the encire omstanding halance,wi�h in[erest thereon ac che rate in ef[ec[on the daie of default and other amoums due hereunder,in which event
[he Propeny shall be auctioned at judicial sale and Purchaser shall be liable for any deficiency;or(iii)Vendor may sue at law for ihe en[ire unpaid
purchase price or any poaion[hereof;or(iv)Vendor may declare this Contrac[at an end and remove[his Con[ract as a cbud on title in a quiet-
tide action i(the equi[able interesi of Purchaser is insigniEicant;and(v)Uendor may have Purchase:ejec[ed from possession of ihe Property and
have a receiver appointed to collec[any ren[s,issues or profits during the pendency of any action under(i),(ii)or(iv)above. Noiwithstanding
any oral or wri[ten statements or actions o[Vendor,an election of any of the foregoing remedies shall only be binding upon Vendur if and when
pursued in litigation and al!costs and expenses induding reawnable atmrneys fees of Vendor incurred[o enforce any remedy hereunder(whether
abated or noe)to the extent not prohibited b}'law and expenses o[[ide evidence shatl be added to principal and paid by Purchaser,as incurred,
and shall be induded in any judgment.
Upon the mmmencemen[or during the pendency of any action of foredosure of[his Convact,Purchaser consents to the appointment[o
a receiver o[the Propeny,including homestead in[erest,eo collect the rents,issues,and profits of the Property during the pendency of such action
and such ren[s,issues,and profits when so collected shall be held and applied as the court shall direc[.
Purcharer shall no[[rans[er,sell or convey any legal or equi[able in[erest in[he Propeny(by assignment of any of Purchaser's rights under
this Contract or by option,long-cerm lease or in any other way)wi[hou[the prior wri[ten consent of Vendor unless either the ou[standing balance
payable under ehis Comraa is[irst paid in(ull or the inreres�comeyed is a pledge or assignmen[o(Purchaser's interest under this Convacc solely
as security!or an indebtedness oE Purchaur. In the event o[any such transfer,sale or conveyance without Vendor's wriicen ronsent,the entire

Vendor shall make all payments when due under any mortgage outstanding against the Propeny on the date of this Convact(except[or any
mongage gramed by Purchased or under any note secured chereby,provided Purchaser makes timely paycnent o(the amount then due under this
Contrac[, Purchaser may make such payments directly[o the Mor[gagee if Vendor fails m do so and all payments so made by Purchaser shali be
considered payments made on[his Contract.
Vendor may waive any de(aul[wi[hout waiving other subsequent or prior default of Purchase.
All cerms of chis Contract shall be binding upon and inure eo�he bene[ics of the heirs,legal representacives,successors and assigns o[Vendor
