Dear Stephan:
On May 2>, 2001, I performed an inspection on your property. The purpose of my inspection was to help
answer questions regarding maintenance and repairs to Ihe cabin. Because the cabin is doser than 7Y from
the Ordinary Hi�h Wa[er Mark(OHWM) of Lake Chetac, it is considered nonconformin�. Nonconforming
s[ructures are limited to the amount of construction improvemen[s that can be made[o them.
Nonconforming structures are entitled[o ordinary mainrenance and repair, includin�: new siding,windows,
doors, shin�les, paint, etc. and do not require a land use permit. Any major shvctural changes to the roof,
walls, and footin�s, must require a land use permit and are limited to 50%of the Current Estimated Fair
Market Value (CEFMV).
Accordin�[o the Edgewa[er Town Assessor, Mary Nordquist, [he CEFMV of[he cabin in ques[ion is
$38,600. The 50%CEFMV is$32,500. This dollar value is[he maximum amoun[you are allowed[o use
when making improvemen[s to your cabin.
You will be allowed to replace deck#I (see insp. report) to the exact dimensions(l2' x 12'3"). The screen
porch can also be replaced to exact dimensions(8' x 16)and must remain an open sided screen porch.
Spot repairs on the foo[ings and the roof are also allowed. Again, [he dollar value for these improvemen[s
must not exceed$32,500 and a land use permit must be issued in order to start construction on these
improvements.
The issue of constructing a new home at 6Y &om the OHWM of Lake Chetac is no lon�er code complying.
All new construc[ion mus[be 75' from Ihe OHWM. Sawyer County Ordinance does not use an avera�e
setback for new construc[ion. A 75' setback from the wedand on [he East-side of your property will also be
used since i[ is connected to the lake.
