Dear Deb,
I have reviewed the application submitted by Robert and Debra Aaron to construct a residence and
garage on property located in lot 7 of the Hay Creek Acres Condos, further identified as being in the NE
'/a of the SW 1/a section 6, Town 40 North, Range 6 West, Town of Hunter, Sawyer County, Wisconsin.
This property is covered by a 100 ft. Chippewa Flowage buffer zone restriction, and their application
showed the proposed structure to be located right at 100 ft. from the Chippewa Flowage. In my previous
letter I asked that you please refrain from issuing the construction permit until I was able to re-check their
measurements and verify that construction is planned outside of the buffer zone, measured from the 1313
msl. line of the Chippewa Flowage.
On Friday, July 9, 2004 Eric Wellauer of the Sawyer County Zoning Department and I inspected the
property and verified that the proposed construction was outside of the 100 ft. zone, in which no
structures may be placed.
The owners should be aware that in addition to the prohibition of structures, with only several exceptions
the restrictive covenants also prohibit filling, grading, and cutting of native vegetation within the100-ft.
buffer zone, and regulate the height and color of structures within 1000 ft. of the shoreline of the
Chippewa Flowage.
I have attached a copy of the deed restrictions applicable to the property and suggest that the Aarons
review them prior to construction.
Aarons are authorized to proceed with their construction plans so long as the conditions in the covenants
are adhered to. All other County and state codes and permits apply to the subject property and must be
applied for and adhered to as well.
