Dear Mr. Hildebrand:
I have enclosed the following documents with this letter:
• Inspection Report for the above property,
• "Court Decisions Regarding the Granting of Variances,"
• "Application for Variance - Additional Information,"
• a copy of the Sawyer County Board of Appeals Conclusions of Law Form (This is the
form that the Board members will use to determine if your situation meets the
requirements for the granting of the variance that you have requested.) and a
• completed "Variance Application."
If you believe that you meet the criteria for the requested variance, you should review the
application for correctness, sign it, and return it to this office with a check in the amount
of $250.00 made out to the "Sawyer County Zoning Administration" by Friday, February
6, 2004 for hearings in March 2004.
The "Application for Variance - Additional Information" must also be filled out and
returned with the Variance Application. Both documents together make up the entire
application that will be reviewed by the Sawyer County Board of Appeals. Failure to
return both of the documents or failure to complete either document in its entirety will
cause the variance application to be rejected by this office.
Your application will be reviewed at two public hearings. The first hearing will held by
the Town of Round Lake at 6:30 P.M., Thursday, March 11 , 2004. You should contact
Kathy McCoy, Town of Round Clerk, at (715) 462-3723 to confirm this date.
The Sawyer County Board of Appeals will hold the second hearing at 7:00 P.M.,
Tuesday, March 16, 2004, in the large courtroom located in the Sawyer County
Courthouse. You or your representative should attend each hearing, especially the hearing
conducted by the Sawyer County Board of Appeals.Only the Board of Appeals can grant
the variance,the decision of the Town of Round Lake is advisory only.
It is your responsibility to convince the Boazd of Appeals to grant the variance that you
have requested.Therefore,you should consider using any means at your disposal(i.e.,
photographs,drawings,a good verbal presentation,etc.)as you present your facts to the
Board.
If the Board members should approve your application,they will typically establish a date
by which either a permit must be taken out for the proposed construction activities or a
date by which the project must be completed. You should be prepared to discuss this
issue with the Board.
The Board is also of the opinion that only one variance should ever be granted for a
parcel of land over the life of that parceL You should carefully consider your future
plans,because if this request is approved,the Board may not consider additional requests
for variances on this parcel of land,even if those requests are from future owners of this
pazcel.

Application is for: the construction of a 2Sx 25' (26'x 27' with eaves) two-story addition, with an attached
12' x 25' deck, onto an existing dwelling at a setback distance of 17' from the adjacent side lot line. The
cost of construction will exceed 50% of the current estimated fair market value of the existing dwelling, even
though the existing dwelling is a conforming structure.
Variance is requested as: Section 18.4, Sawyer County Zoning Ordinance, would require a minimum side
lot line setback of 30'. Approval of the requested variance would convert the existing dwelling from a
conforming structure (meets all minimum setback requirements) to a non-conforming structure. Section 10.2
would restrict the cost of improvements to a non-conforming structure to less than 50% of its current
estimated fair market value.
