Notice is hereby given that on June 16, 2006 the Sawyer County Zoning Committee
approved the following application:
Part of the SW '/4 NW '/4 , S 17, T 38N, R SW, Parcel .7.3. Doc #336288. 6.69
total acres. Property is zoned Agricultural One. Permit is desired far the
construction of a single family dwelling, not being engaged in agricultural
activities. The Town Board has approved.
The Sawyer County Zoning Committee approved the application with the condition that
there are no wetland problems.
Findings of Fact of the Zoning Committee: It would not be damaging to the rights of
others or property values. It would be compatible with surrounding uses and the area.
The approval of the conditional use will expire on June 16, 2007, if application for the
actual permit to use/construct is not made by that date.
Any person or persons jointly aggrieved by the decision of the Zoning Committee may
commence an action with the Sawyer County Board of Appeals to review the decision in
whole or in part, within thirty (30) days after the filing of the decision in the office of the
Committee.

Dear Mr. Wilson:
I have received inquiries about the possibility of wetlands on the above property.
Department staff has reviewed the DNR wetland inventory map for this area and the map
does not indicate any significant wetlands on your property. However, the wetland
inventory maps show only those wetlands that are 5 acres in size or larger.
Mr. Wilson wetland issues are important as:
• The filling of wetlands for any purposes (i.e., driveways, building sites
etC.� ?T1L1St �?� ?rproved ��er„z;t issue�l hy e;t�Pr tha T�NR r,r the T TS Army
Corps of Engineers.
• The Sawyer County Zoning Ordinance requires minimum setback
distances from wetlands for construction purposes.
Obviously, the failure to obtain the proper permits or the failure to meet minimum
setback requirements can result in a major financial hardship for the property owner.
This is a matter that will be discussed at the June 16, 2006 public hearing of the Sawyer
County Zoning Committee. You should be prepared to answer any questions that should
arise.

Enclosed please find an application for a Conditional Use Public Hearing on the above
described property far the purpose of constructing a single family dwelling, not being
engaged in farming. If the property is not being used for farming activities (raising crops
or livestock or renting out fields for these purposes) a public hearing is necessary before
the permits can be issued to build a dwelling in the A-1 zone district.
The application and $200 public hearing fee are due Friday, May S, 2006 in order to be
placed on the June, 2006 public hearing schedule. The conditional use flowchart shows
the steps leading to approval by the Zoning Committee. Notice that the Town of Winter is
requested to give an opinion. The request would be on the agenda for their June 14 Town
Board meeting, which may require prior review by the Winter Planning Committee. After
approval of the conditional use, you have one year to obtain the necessary permits to
build (certified soil test, sanitary permit, land use permit). �
