Dear Mr. and Mrs. Suzan;
On Friday, August 21, 2015 the Sawyer County Zoning Committee approved your
application with conditions, for change of zone district on the following described real
estate to wit:
Town-of Weirgor-Dennis Suzan et ux. Part of Lot#1 of CSM#7237, being part of Gov't lots 4
& 5, S23, T 37N, R 7W; Part of Parcel 5508. Doc#386039. Proposed lot has approximately 1
acre. Change from Dish•ict Agricultural One to District Residential/Recreational Two. Purpose
of request is to create a lot for the purpose of selling the existing home and garage avd to bring
that parcel into confoi7nity with the residential use. The remaining parcel of land is to remain
zoned agricultural and will be combined with the adjoining property to the north. This
application has been tabled from the July Public Hearing to receive a recommendation from the
Town Board. The Town Board approved the application with additional comments.
The Sawyer Countv Zonin� Committee annroved the annlication to change the zone
district for a small newlv created lot around the existin� home to resale The
remaining land is to remain A�ricultural One and is to be combined with the
adioinin� land lving to the north. A covenant deed is to be recorded with the
Register of Deeds combinin�these two narcels to�ether.
Findings of Fact of the Zoning Committee: It would not be damaging to the rights of
others or property values; it is by the recommendation of the Town Board of Weirgor.
The Sawyer County Board of Supervisors must ratify the approval of the change in zone
district before it becomes final. This will be scheduled for the County Board meeting on
September 17, 2015 at 6:30 P.M., in the Circuit Courtroom of the Sawyer County
Courthouse.
This decision is a recommendation to the County Board of Supervisorso Any person or
persons jointly aggrieved by the decision of the County Board may commence an action
in the Circuit Court for Writ of Certiorari to review the legality of the decision within 30
days after the date the decision is ratified by the County Board.

in time for the hearing and there was no one present to represent the application or
answer questions.
The August 21St public hearing will begin at 8:30 AM in the Courthouse, 10610
Main Street, Hayward WI.

Dear Mr. Suzan;
I regret to infonn you that after further research, it has been determined that we cannot go
forward with your application to change the zone district from agricultural to residential on a
parcel of land described as being part of Lot 1, CSM#7237, located in 523, T 37N,R 7W.
Currently Lot#1 is substandard in size for the agricultural zone district but is considered
grandfathered with respect to the parcel size as long as the lot reinains as is. However, if any
changes occur to the lot lines,the parcel has to adhere to the current ordinance requirements. In
this case,the end result of the division would be that the remaining part of lot 1 would have less
than the required 5 acres and our ordinance does not allow the creation of substandard lots.
You indicated that you also owned adjoining land so I considered that the remaining part of Lot
#1 could be combined with the property to the north, however in my research I found that you
don't actually own any other property adjacent to Lot#1 to combine it with.According to our
records,the land lying to the north is owned by Kenneth and Charles.
After discussing your situation with the Zoning Administrator, we suggest two alternatives to this
situation. One would be to try and purchase more land from the adjacent property owners
(Kenneth&Charles)to make up the 5 acres needed and then reapply for the change in zone
district and create the lot with the home on it to sell. The other alternative would be to rezone all
of Lot#1 to residential and stop using it as agricultural land,
I am returning your check written for$250.00 that was submitted with your application, I will be
happy to help you reapply for the change in zone district once you reach a decision.In the

This Hearing will begin at 8:30 A.M. in the Sawyer County Courthouse, 10610 Main Street,

information about the application may result in unnecessary delay of a decision. Failure to
appear may also result in the denial of the application.
If it is impossible for you or a representative to be present, please submit a written statement
addressed to James Bassett, Chairman of the Zoning Committee to the above address. This
statement should include the purpose of the request or your proposed intentions and a description
of the general terrain and surrounding development. Photographs of the property and/or buildings
would be beneficial. Indicate the undue hardship inflicted upon you by conforming to the present
zone district and the compatibility of the proposed use with the surrounding land uses and
indicate how your proposal would not be contrary to the public interest.
Your application will also go before the Town Board for their review. Some townships also
