The nearest A-2 property is immediately north of the property across County Hwy B and the nearest A-1 zoned property is the parcel iminediately adjacent to the west. The other existing zone districts in this area is RR-1 , RR-2, & Gl . The Town of Hayward as part of their comprehensive plan shows this subject rezone request area on their future map as low density residential and rural transitional. However, the other agricultural zoned properties in this area are also shown as rural transitional and rural preservation on the Towns Comprehensive Plan future land use maps. The applicants already have a primary residence on this property. The USDA as part of the NRCS Web Soil Survey does not show this area as prime farm land but it is unknown at this time if a true fanning operation will be active on this property. As per the applicant's statement, `'They would like to have some farm animals per the guidelines of the A-2 zone district. They would plan to build a small barn and would be under the 24.8 Animals Units (AU) that would be allowed per their acreage. The owner's/applicant recently purchased the (2) 10 acres parcels to the South and colnbined 3 separate parcels now into 1 lot. There are several properties within this immediate area already zoned A-2 and several other zone A-l. The nearest A-2 property is immediately north of the property across County Hwy B and the nearest A-1 zoned property is the parcel immediately adjacent to the west. The other existing zone districts in this area is RR-1, RR-2, & G1. The Town of Hayward as part of their coinprehensive plan shows this subject rezone request area on their future inap as low density residential and rural transitional. However, the other agricultural zoned properties in this area are also shown as rural transitional and rural preservation on the Towns Comprehensive Plan future land use maps. The applicants already have a primary residence on this property. The USDA as part of the NRCS Web Soil Survey does not show this area as prime farm land but it is unknown at this tiine if a true fanning operation will be active on this property.
