Dear tr_ t tYrG_ Ruid Condo Unit # 1 I was asked to conduct an existing septic/sewer inspection as a follow up to Mr. Dan Jones inspection on January 1Q 2001. Please refer to Mr. Jones inspection, he states that the sewer system(s) are non-code compliant. Mr. Jones' observations are correct in that you have a non-code compliant failing septic sewer system sitting in groundwater/lake water. Please refer to my on-site inspection form and cross-section diagram. My conclusions are as follows: 1.) Existing septic tank(s) capacity is about 1500 gallons, plus or minus, the current code is approximately 3000 gallons. 2.) The two (2) existing drywells are below the lakes normal highwater mark(NI-IWM) and about at the lake level of the day of inspection. 3.) The low area towards the road has ponding water during spring snow melt and during heavy rains. The day of inspecting the ponding water was approximately 17" above the bottom of the drywells. 4.) You definitely have a failed septic/sewer system. The Wisconsin private sewage code requires 3 feet of unsaturated, suitable soils below all sewer systems for purification of the sewage effluent before re-entering the groundwater environment. You all may claim that the system is working. That may be true, in that you can flush your toilet and the sewage does not come up in the yard, doesn't go directly ito the lake and that the sewage does not back up into the structure. However, it is non-code compliant. Another argument I heaz is that it is an old system and "grand-fathered in" . It has never been grand-fathered in to pollute the waters of Wisconsin. The existing drywells are sitting in the groundwater/lake water level. All systems must have 3 feet of unsaturated/unrestricted soiis for purification of the sewage eftluent. You have a failed septic/sewer system that must be replaced, my deadlines aze as follows: 1.) Get soil test, sanitary permit by June 1, 2002. 2.) Install code-complying system by July 1, 2002. If you wish to comply this summer/fall is fine with me. It means less pollution into the ground water. If you disagree with my inspection results, you have the right to contact with a plumber and or a soil tester to dispute my conclusion and results, this will be at your own expense. Should you have any questions please feel free to call.
