Summary: This vacant lot was purchased in 2020 with the intent of building a second
home. Plans are complete and the proposed improvements(dwelling, garege,
garage apron, eaves, decks, etc) will approximate 3911 square feet which is
16.9%of the square footage (23,150) of the lot.
The existing shoreline buffer is natural/undisturbed for 35' or more for the
entire 100' width of the lot. We do intend to create a viewing corridor but will
limit (less than 35') it so that the buffer is conforming giving 2 mitigation points.
We also will be installing a rain garden consistent with Wisconsin DNR
publication (PUB-WT-776-2018) recommendations. This raingarden will collect
runoff from the SW section of the dwelling which is approximately 504 square
feet giving an additional 3 mitigation points. The area of the proposed
raingarden is relatively flat and should accommodate. The soil type appears
sandy/silty and the property was approved for a conventional septic.
