At that point a new cabin with no real size constraints could be placed on the vacant lot with the removal of small cabin. 2. Apply for a CUP for a multi-dwelling development. Since you have the Iot width and depth requirements you could potentially be granted approval for 2 dwelling units but would need to go through the process of a condition use permit.At this point you wouldn't need to legally split the lot and would ignore centerline setbacks. If this CUP is approved there would be no real size cap on the new structure with removal of existing small cabin. 3. Rebuild existing cabin in same footprint and allowed 150%expansion of existing floor area.This would be allowed in the you have 2 existing dwelling units on the lot but without doing option 1 or 2 you would be confined to size and approximate location. 4. Apply to be a condominium.This would be the least suggested option in that there would be a greater cost to this then the other options. The homeowners plan to demolish the small cabin east of the Main House and rebuild new.As we are planning to build behind the 75'OHW setback, do we now have the liberty of locating the cabin where we'd like on the site (within 3 setbacks)as we're allowed a secondary dwelling based on the width&depth of the site?Or,are we confined to the 150%of the existing footprint,where it currently sits on the site?
